The Picpus district, between Bercy, Place-de-la-Nation and Vincennes Wood in the midst of Paris’ 12th arrondissement, is one of the ones most appreciated by families in the French capital. It is here that Paris has the most schools per square metre. It also includes Place-Daumesnil where small galleries, showrooms and interior decorators fight over the best sites under the arcades. Above, the planted promenade runs from Porte-Dorée directly to the very trendy 11th arrondissement and its multitude of terraces. This flat is located there, in a quiet, residential street, half-way between Daumesnil (lines 6 and 8) and Michel-Bizot (line 8) underground stations.

The central corridor leads, first of all, to a separate, 8.50 m² kitchen. Big enough to include an eating area, it is perfectly functional with numerous storage areas.
Further on, two bright, quiet bedrooms each span a surface area of 13.5 m². Here, the original strip pattern parquet flooring has been painted white to enhance the splendour of the rooms. The corridor leads, at the end, to a fully tiled bathroom, illuminated by a window, with a bath, two wash-hand basins and a toilet.

Our opinion

Just 15 minutes from the centre of Paris and the thousand marvels of Vincennes Wood, the ambiance is both tranquil and lively, urban and yet almost provincial. Here families know and recognise one another: children play tag and the parents swap recipes at the counter in the many shops. Both the building and the flat reflect the image of this district. With unpretentious refinement and just a touch of elegance, they exhibit a style that is not only timeless, but also sober and classical. This flat, between its high location providing clarity as well as tranquillity and its outstanding room layout, will equally suit those seeking to write a part of their history here as those who will see it as a sound rental investment.
