A designer villa laid out in keeping with the art of Feng Shui
at the foot of Mount Sainte-Victoire
Aix-en-Provence, BOUCHES-DU-RHONE provence-cote-dazur 13090 FR

Location

This property, 7 km from the centre of Aix-en-Provence, 20 minutes from the TGV train station and 30 minutes from an international airport, can be glimpsed from the only road in France to be listed as a Historic Monument, one taken many times by Paul-Cézanne. Between the ochre-coloured hills of this Provencal Colorado, it extends over four hectares and its privileged location is reinforced by its lack of nuisances and the fact that the land is part of a natural area (French Zone 1N classification), ensuring its complete protection.

Description

Beginning with a private driveway some 250 m long off the Way of Cézanne, this property is protected from troublesome onlookers via a succession of ochre-coloured hills. The villa comes into view around a bend in the driveway and looks out over Mount Sainte-Victoire, surrounded by its rich vegetation. This residence, with its butterfly-shaped ground plan, is bordered on one facade by a wooden loggia, the hues of which match the surrounding rock. An alleyway, either side of a central ornamental pool, draws the eye towards Mount Sainte-Victoire. The other facade looks out over parklands where pine and cypress trees rival for elegance. A few steps, integrated into a landscape where rock blends with vegetation, lead visitors to a lodge, perched on high, to an olive grove or to a swimming pool area which, facing the mountain, looks out over the estate.

The self-contained studio flat

A little independent building houses an artist’s studio-study, with a toilet and cupboards. It opens via a wide French window on to a paved terrace facing Mount Sainte-Victoire.

The lodge

An African-style lodge stands perched on the heights of the property’s wooded area, with a panoramic view over the hills. Spanning approx. 50 m², this lodge features a log framework, double canvas and a wooden terrace, sheltered by an awning. This area has every expected home comfort with a lounge, an eating area, a kitchen, a bathroom, a toilet and a bedroom as well as a second bedroom on a mezzanine.

The swimming pool area

The swimming pool is laid out facing Mount Sainte-Victoire surrounded by a wide wooden deck. With a remote-controlled cover, it has a biological filtration system and is heated via a heat pump. Its 52 m² pool-house includes a bar, a kitchen, a machine room, toilets and showers.

The grounds

More than 300 metres of illuminated alleyways wind their way through this property, planted with pine and cypress trees. They guide residents’ footsteps to an orchard, planted with about 60 olive and fruit trees. A garden shed. A first area, spanning 0.5 ha at the entrance to the property, is still waiting to be laid to lawn or planted with fruit trees. A second area, on the south side, could be given over to sports or used for accommodating one or two members of the horse family.

Our opinion

This property, in its exceptional setting, is perfectly private. Taking the five elements into account and respecting an equilibrium between Yin and Yang forces, everything has been scrupulously laid out in keeping with the art of Feng Shui. All chemical, electrical and electromagnetic pollution has been avoided. Each room has its own symbolism and respects a layout as well as a decoration that will delight the fortunate new owners of this unique property, wonderfully respectful of the living.
