In the midst of the vine-covered hills in the south of the Anjou region. In a hamlet just 5 minutes from a delightful village, with all shops and amenities as well as a weekly market. 20 minutes from Angers and its TGV train station, providing 90-minute links to Paris with more than 10 return journeys per day. Less than 10 minutes from a slip road for the A87 motorway.


A driveway, off the road, crosses the parklands, goes over a bridge spanning the river and leads to a courtyard, delimited by the various buildings comprising this property: the old mill, the main house and the outbuildings. The main house adjoins the mill on one side, forming a right angle, and the walls of the neighbouring property on the other side. The courtyard garden, in front of the house, is bordered by a low wall, featuring a pedestrian gate as well as an old gateway reached via a second entrance driveway. The pillars of the pedestrian gate and the old gateway are made of freestone. Parklands, stretching out on either side of the river behind the house, are extended beyond the outbuildings by a meadow.

The main house

This two storey house is constructed from stone and lime rendered quarry stone blocks. It is topped with a double slate roof, both with two slopes, featuring triangular pediment roof dormers at the front. Freestone has been used for the framing around the openings, the pediment of the roof dormers, the overhanging cornices and the quoins.

Ground floor
The entrance door opens into a vestibule which provides access, on one side, to a lounge and, on the other, to a dining room. The vestibule, the lounge and the dining room have freestone and shale stone walls, terracotta floor tiles and exposed ceiling beams. Both the lounge and the dining room have a freestone fireplace. The lounge also has a corner cupboard and a door opening directly on to the garden courtyard. The vestibule also communicates with a second entrance hall, reached directly from the back of the house. It provides access to a kitchen and to a bedroom. Both these rooms feature terracotta floor tiles, exposed ceiling beams and a freestone fireplace. The kitchen opens on to the lounge and a long vaulted passageway connects the bedroom and the dining room.
And lastly, a slate, single-flight, quarter-turning stairway goes up to the first floor from the vestibule.

Mezzanine floor
A door, half-way up the stairway, opens into a hall area that leads to a bedroom in the main house and to the bedrooms in the mill.
First floor
The landing room provides access to a bedroom, with a corner cupboard, and a bathroom as well as a hall area that leads to a shower room, with a toilet, and two more bedrooms. The landing room has terracotta floor tiles and exposed freestone walls. The bedroom floors are laid with strip pattern parquet flooring.

The old mill

One section of this mill, spanning three levels, is built from stone and lime rendered quarry stone blocks, whilst the other section is built of freestone. It is topped with a slate, gable roof. Freestone has been used for the framing around the openings, most of which are arched, and for the quoins. This old mill is currently laid out as a house.

Ground floor
This level comprises three rooms: first of all, a room with vestiges of the old mill machinery, including an impressive axle which was used for turning the wheel; then an entrance hall with a wooden stairway going upstairs; and lastly, a boiler room which can be reached directly from the outside as well as from the kitchen of the main house and the mill’s entrance hall. The floors are covered with terracotta tiles and slabs of slate.
First floor
The stairway goes straight up to a vast area in use as a lounge-dining room-kitchen, with shale stone walls, parquet flooring and exposed ceiling beams. This area communicates with a hall area which provides access to two bedrooms, a bathroom and a toilet. The bedrooms have shale walls and parquet flooring. This hall area also provides access to the main house.
Second floor
The second floor landing leads to two bedrooms, each with its own shower room and toilet. As on the first floor, they have shale stone walls and parquet flooring.

The outbuildings

The outbuildings include a sheepfold and a double barn. The sheepfold has a red tile roof. The barn has a slate roof which was recently redone. It has a concrete floor and is extended by a closed area, with an open roof, once an old building.

The parklands

A garden courtyard, laid out in front of the main house, is planted with a mulberry tree, ornamental shrubs and rose bushes. A terrace, in the corner formed by the house and the mill, features a trellis and is shaded by a creeper. On one side of the river at the back, a wooded lawn is notably planted with fruit trees. Whilst a wood, on the other side of the river, includes ash and willow trees, amongst others. Old trees grow alongside the banks and a meadow extends behind the sheepfold.

Our opinion

The extremely pleasant countryside is an invitation to relax. It is easy to imagine spending lazy afternoons here in the shade of the willows, lulled by the gently babbling river. The more energetic of residents might consider a bike ride to the banks of the river Loire, before stopping on the way back in one of the delightful local villages. Everything that a modern town can now offer is near to hand. Angers is less than 20 minutes away. This spacious house, with its mill, has been fully renovated. The outbuildings are in a good state of repair and can be converted to suit a multitude of purposes. There is no doubt that it can comfortably accommodate a large family. However, it could also be used for professional projects.
