Location

This property stands on a protected site in the midst of a peacefully quiet, country village, with some 360 inhabitants, in the natural region of Lieuvin, in the French department of Eure.
Paris, 150 km away, can be reached via the A13 motorway, Rouen is 55 km away, Evreux is 50 km away and the nearest train station is 30 km away in Bernay, a town of art and history.
It is in the vicinity of a famous village classified as one of the most beautiful villages in France. With a good tourist trade, it is protected courtesy of its abbey.
The nearest village with all shops and amenities is but 8 km away.

Description

A little road leads to the entrance gates which open on to vast parklands, spanning 15,000 m², planted with a variety of deciduous and conifer trees such as maple, sequoia, sweet gum and some fruit trees.
Gravel alleyways methodically provide access to the different buildings and a small lake completes the decor of these parklands.
The main building, predominantly surrounded by holiday homes, is protected from any audible nuisances and has an attractive view over the surrounding countryside and its church bell-tower.

The main house

Spanning approx. 230 m², this house was once attached to an old abbey. It has a 30 m long, half-timbered facade, constructed on flint and stone lower sections. The oldest section of the building dates from the 18th century.
The roof, covered with Angers slate, features roof dormers, supported by corbelling. With a “jay tail” section at each end, its ridge is enhanced with a zinc weathervane.
All the wooden-framed openings are filled with small-paned double glazing.
A south-facing terrace runs the length of the house making it possible to take advantage of the sun all day long.


Ground floor
The main entrance opens into a hall, with a cathedral ceiling almost 6 m high, housing a wooden stairway that leads upstairs.
A kitchen, big enough to include an eating area, is enhanced by a monumental fireplace, now fitted with a wood-burning stove. An adjoining lounge and dining room share another monumental, white stone, double hearth fireplace.
The ceilings feature exposed beams and the floors are laid with terracotta tiles.
These two rooms precede a billiards’ room, with wide, sliding French windows that blur the lines between the inside and the outside like a veranda. A small storeroom completes the ground floor.

First floor
A landing room, with its mezzanine, provides access to three bedrooms, one of which has a balcony, whilst another has an outside stairway, providing independent access. This level also comprises a study and two shower rooms with toilets.
The floors are covered either with sprung parquet flooring or with carpet.

The small house

This small house features the same architecture, made from the same materials, as the main house. Spanning two levels, it awaits completion of its conversion in order to increase its living space and make it perfectly comfortable for receiving guests.

The lean-to

A large, open lean-to, with an area under the roof, is constructed from wood, reflecting the Norman style of architecture. It stands right next to the residence and can be used for parking two cars or storing wood.

Mobile horse loose boxes

Two wooden, mobile, horse loose boxes are contained within the grounds. They can be used for accommodating horses or be used for storing hay or straw.

Our opinion

This residence is highly representative of Norman half-timbered housing. Courtesy of its numerous openings, it can add clarity to its welcoming character. The renovation works carried out on its original rooms are particularly successful and have elegantly respected the spirit of the premises. A family of city-dwellers could regularly recharge their batteries here in the peace and quiet of the countryside, near to a market town that attracts tourists.
