Location

This property is in the Centre-Val-de-Loire region, near that of Burgundy. It is 2 km from the little town of Château-Renard and 15 km from Montargis. One hour train rides provide links to Paris’ Gare-de-Bercy or Gare-de-Lyon. Château-Renard is a little medieval town, with some 2,300 inhabitants. It has shops, an art cinema, a living museum of beekeeping and markets selling local produce.

Description

This old, 19th century watermill not only operated grindstones but also a forge. It stands discreetly at the foot of a hill, overlooking the countryside at the bottom of the valley, composed of grasslands, woods and water. The 84 km long river Ouanne is a first category river whose source is in the French department of Yonne. Often separating into several arms, it has created this valley over thousands of years. After having crossed the market town of Château-Renard, it flows through this property and past several other old mills before joining the river Loing, ten or so kilometres downstream. This clearly defined valley, set between two prominent limestone hills, is home to an abundant biodiversity where alluvial grasslands, copses and small forests have proved useful to man since the prehistoric era.
The wooded areas on this property span about 6 hectares. Lawned gardens and fruit trees surround the house. A little bridge spans the river, providing access to a large meadow of approx. 1 ha, with a tennis court, a little wood and a lake. The millrace and the river delineate attractive islets, with a variety of viewpoints, within the grounds. This property is concealed behind tall hedges. Its central driveway leads, first of all, to an outbuilding, in which a wooden door provides access to a porch way leading to a gravel courtyard. The main house, together with its outbuildings set at right angles, is laid out in this courtyard.

The residence

This rectangular building, spanning approx. 420 m² of living space over three levels, has been fully renovated. The stone facades are rendered. The insulated walls are lined with aeration bricks. The openings are framed with bricks. The slate roof features a gable and a Jacobin style roof dormer as well as several skylights.


Ground floor
The 156 m² of this level are divided into three areas. A built-in family kitchen is fitted with refined designer units. The splashback is made of oxidised steel whilst the cupboards are of stainless steel. A toilet includes a wash-hand basin.
A reception room, spanning a floor surface area of approx. 93 m², includes a wide, open-hearth fireplace, the base of which is made of concrete and the upper section of steel. Now but a decorative feature, the wheel of the old mill exudes character throughout the room. Its mechanism is functional and its lower section is exposed courtesy of a glazed floor. Several metal columns, reflecting the contemporary style, also enhance this area. The ceiling beams are exposed. An outdoor terrace runs the full length of this room. A straight, carved wood and wrought iron stairway leads upstairs.
The final area, laid out as a study, is above the river.
The ground floor, covered with large flagstones, has underfloor heating. The large, wooden-framed windows, with their insulating glazing, let in copious amounts of light and provide a view of the gardens.

First floor
Spanning 138 m², this level comprises five bedrooms, two bathrooms and a shower room, all of which can be reached from the landing room. A wooden, winding stairway goes up to the top floor. There is stratified flooring throughout and the bath and shower rooms are tiled. The walls feature half-timbering. The windows, also with wooden frames, provide a particularly pleasant view over the natural surroundings, with the outbuildings in the foreground.
Attic
The insulated attic space, spanning a floor surface area of approx. 130 m², has a 4.3 m high ridge. This area features parquet flooring and painted walls. The bedroom on this level has a bathroom and a toilet.

The outbuildings

Two buildings, standing at right angles, are constructed from stone, cob and half-timbering, with gable roofs topped with local tiles.
The barn, spanning a floor surface area of approx. 100 m², is divided into two. On one side, it houses the machinery with a workshop as well as a little cellar whilst, on the other, it comprises a guest flat including a living room, with a fireplace, as well as a shower room and toilet.
The stables are crossed by a porch way. On either side are two small outbuildings: a workshop and a wood storage area, spanning approx. 23 m², and a horse loose box, with a manger, spanning approx. 24 m².

Our opinion

The pleasure of being able to take long walks, without leaving the property’s boundaries, is magnified here by the presence of the river. This old mill in no way forsakes its past, the wheel forming a superb feature. The authenticity of the old decor provided a wonderful background for the contemporary style introduced by the renovation works. Windows and picture windows overlooking the surrounding countryside resemble paintings that change with the seasons. Substantial technical and financial help would be available should the new owners wish to modify the water course.
