The farmland to the south of Périgueux has a gently undulating horizon. The landscape is composed of fields, wooded plots and extensive grasslands where cows, donkeys and horses graze peacefully. Near to the property is a lively market town, with infant and junior schools, a library, a traditional bakery, a grocery-bar-tobacconist, a village hall, a church and a sports field. The well-known Donkey Fair is held every year. Vergt, renowned for its strawberries, is 15 minutes away, the A89 motorway is 30 minutes away and Bergerac international airport is 45 minutes away.
This rendered quarry stone block house is covered with ivy. Laid out longwise, it has through rooms on the ground floor, topped with an upstairs under the slopes of the roof. The Roman tiles covering the roof as well as the canopy above the front door, the roof dormers, the hip roof tower, the barn and the outbuildings are all part of the farm’s stylistic coherence. An extension has enlarged the lounge and created a link with the barn. A square, 3-storey tower, incomplete inside, has been added in the corner between the barn and the house, providing the farm with additional character. The wooden-framed doors and windows feature small, single-glazed panes.
The outbuildings are composed of three separate buildings, a 17.3 m² lean-to used for keeping animals and a riding arena.
The indoor riding arena
A vast indoor riding arena which awaits cleaning stands at the end of the meadow, on the edge of the wood.
This property exudes a wonderful feeling of freedom! The enclosed courtyard and the copses at each of the property’s ends create an impression of entrenchment and safety whilst the view, dominated by peaceful countryside, stretches into the distance on the east and west sides. The estate is like a local ranch, the layout of the land being ideal for living amongst animals. Horses, donkeys, sheep and even lamas can graze and amble to their hearts content all around the house, with its 9 ha of fenced grasslands, protected by the woods. The house will need some attention before becoming a main residence. The barn and the tower await their vocations. But, it is the bread oven, in good working order, that will finally convince enthusiasts of a country way of life.
