Place-Charles-de-Gaulle commonly known as the Place-de-l’Étoile, the emblematic heart of the French capital’s Right-Bank, and the Champs-Élysées are just a stone’s throw away. Shops, notably food shops, are nearby. The excellent local public transport network provides access to all districts of Paris and the proximity of the “périphérique” ring road also makes it easy to leave the Parisian hustle and bustle behind by car.


The building, constructed in the 1970’s in accordance with stringent requirements, borders one of the district’s most beautiful, wide avenues. Created in 1854, it is exclusively residential. Residents enter the building’s vast entrance hall after crossing a gently sloping garden from the gate, opening on to the avenue. Two main lifts provide access to all floors.
This flat comprises an entrance hall, with a guest toilet, a dining room which provides access, on the right-hand side, to a double lounge, looking widely out over the leafy avenue and its service road. Continuing in the same direction, a first bedroom is completed by a bathroom and a hall area with cupboards. It precedes a second bathroom, a dressing room and a second bedroom, the wide French windows of which open on to a veranda overlooking the building’s inner garden. The dining room also provides access, on the left-hand side, to a second lounge (or third bedroom); it too is extended by the veranda. The kitchen, reached either via the entrance hall or via the second lounge, is fully fitted and opens on to a flower-filled balcony, overlooking the garden. A back door leads, via a secondary stairway or lift, to the communal areas such as cellars and garages. This flat also comes with a cellar and a double parking space.

The flat

The tiled entrance hall, with its painted panelling, leads, right, to a guest toilet, with a wash-hand basin and cupboards, left, to a corridor and, straight on, to a first room, currently in use as a dining room. The latter provides direct access to a large, 55 m² lounge, the sliding picture windows of which open on to a balcony, running alongside and overlooking the building’s access garden with, beyond that, the lawns, flower beds and numerous trees that border the avenue’s service roads. The eye is therefore drawn into the distance without obstruction, making it possible to admire the sun setting directly in line with the avenue. A wide, stone fireplace, in good working order, enhances the middle of a wall lined with wrought, oak wood panelling. On the opposite side, two natural oak wood doors are currently condemned but could easily be re-opened. They provide access to a first bedroom, spanning almost 18 m² and facing the same direction as the lounge. Currently reached via a hall area from the dining room, it is completed by a bathroom, with wash-hand basins, a bath, a shower and a toilet. The corridor also leads to a second, similarly fitted bathroom, followed by a dressing room and a second, 20 m² bedroom, the sliding windows of which open on to a veranda, spanning a floor surface area of more than 13 m² and overlooking the building’s inner garden. Both bedrooms have air-conditioning. A second, 21 m² lounge which could be laid out as a third bedroom, reached from the dining room, is also extended by the veranda. All the reception rooms as well as the bedrooms feature light-coloured oak wood parquet flooring laid in a strip or herringbone pattern. The 18 m², fitted kitchen is big enough to take a table seating four or five people. Reached via the entrance hall or via the small lounge, it has a flower-filled balcony overlooking the inner garden. A back door provides direct access via a secondary lift or stairway to the cellars and carparks, with a car-wash, all immaculately kept.

A double car parking space (one car in front of the other) is to be found in the second basement, right next to the access door, reached via a lift and a back stairway from the flat. A car-wash is available for residents’ use. Cupboards have been added at the end of the space. There are two in and out ramps. This is sold over and above the asking price and solely with the flat for €80,000.
The cellar, spanning almost 6 m², is on the second basement level and can be reached via a lift and a back stairway. With an armoured door, it includes cupboards.

Our opinion

This avenue has been frequented by the most famous of national and international personalities from the worlds of the arts, politics and business since the 19th century. It no doubt owes this to the quality of life preserved by its long, wide, wooded view as well as the elegance and beauty of the varied architectures. It is, then, a privilege to live here. This immaculately kept building guarantees first-class services such as the 24/7 presence of a caretaker who announces visitors. With its verdant surroundings, it gives an impression of being outside the city. And yet, it is very near to the Arc-de-Triomphe and the Champs-Élysées. Its layout makes it ideal as an exceptionally comfortable pied-à-terre in Paris or as a 3-bedroomed, family flat.
