Location

In the Loire-Anjou-Touraine Regional Nature Park, the town is classified as a World Heritage site by Unesco.
In the midst of the Loire Valley, half-way between Tours and Saumur, in an area watered by three rivers, the Loire, the Indre and the old Cher.
Not only near the countryside but also bordering an old port which has anchored all of its history in the river fleet and fishing as well as hemp.
Currently one of the region’s most beautiful villages, which stretches for several kilometres alongside the river Loire and is much appreciated by tourists.
It has a wealth of rural heritage, with an astonishing church, between the quays and the fishermen’s homes.
Just a few kilometres from several of the region’s emblematic towns and chateaux.
The setting is tranquil and the surroundings extremely pleasant.

Description

This highly sought-after village, with origins dating back at least as far as the 11th century, obtained its administrative independence at the beginning of the 19th century.
Its quay, facing several islets and sandbanks, dominates the bed of the river Loire, fashioned over thousands of years, as well as the other bank. It is set in verdant, natural surroundings.
Its port and its sandbank are amongst the rare few still in activity, just like the river fleet and the fishing, white and carnivorous fish. This is demonstrated by traditional barges, such as “chalands”, “gabares” and “toues”, illustrating postcard landscapes.
A film director and a famous French writer have filmed or described this very special atmosphere.
An English artist living there has created an artists’ residence in an old food shop, where writers, graphic artists, painters and photographers from the world over meet and put their work on display.
The site is a combination of the charm of the banks of the river Loire and that of the landscapes typical of the Touraine region.
Dotted with numerous features of architectural and ethnographic heritage such as the local farmers’ homes, stone-lined roads, traditional ensigns and shingle as well as ovens for drying hemp or pears, the countryside stretches out between the arms of rivers and local pathways, plots of grassland and large or small ditches.
And not far from there, in the rivers, are old tanks,where hemp was soaked, prior to being dried and transformed into ropes or sailcloth.
This building, just outside the village and on the edge of a hamlet, looks out over the countryside.
The view of verdant surroundings, sometimes dotted with trees, stretches for as far as the eye can see.
The house borders enclosed, wooded land, spanning almost 3,000 m².
Constructed in the 18th century, it has been transformed into a more traditional house, with all home comforts, and yet the old character of certain features has been preserved.
Various sections still bear witness to this today even though numerous conversion works have been carried out.
Two small, more recent and more sober outbuildings, at a distance from the house, can be used as a lean-to, a garden shed or a garage.
The garden comprises an interesting and varied selection of plants, with fruit trees, shrubs, bushes, flower beds and bulbs as well as a few trees. There is also a vegetable garden.
Two terraces, the bigger one of which is covered, look out over the natural surroundings.

The house

This house reflects a certain architectural unity, whilst respecting the original openings and structures.
It spans more than 200 m² of living space over a ground floor and an upstairs, laid out in two sections, reached separately via two wooden stairways.
The robust building, constructed from freestone with Loire sand-lime pointing and topped with a slate roof, has a homogeneous appearance.
Shed dormers and an original “swallow’s beak” feature enhance the roof.
Thick walls with an air space and partition cell lining providing good thermal insulation.
On one side, a section set at right angles houses the kitchen. The gable features two reinforcing quarry stone blocks.
The more sober, front facade opens into a 20 m², tiled storeroom, in use as a laundry and boiler room.
To the rear, on the garden side, the house is preceded by a large, tiled and covered terrace, with a glazed, wooden door to the entrance hall on the garden level.
All the joinery is made of oak wood, with windows and doors glazed in the original style, including two stable doors. Wooden shutters.
This house is in a very good state of repair and is in need of but interior decoration works. Worthy of note are the quality and solidity of the walls and the carcass.
A neighbouring plot of grassland, spanning almost 1,500 m² and bordering not only the property but also the surrounding countryside beyond, is also available for purchase.


Ground floor
A hall area. A wooden stairway going upstairs. A toilet. A cloakroom.
On one side, a spacious shower room.
The ground floor has local terracotta floor tiles, freestone walls and exposed oak wood beams throughout.
The original cob between the oak wood ceiling beams, engraved with the initials of the period skilled craftsmen, has been plastered over. Next, a 30 m² reception room, with a wide stone fireplace, a second wooden stairway going upstairs and a door leading outside. It precedes a second reception room, laid out as a 35 m² dining room, featuring a large stone fireplace and doors leading outside. On the side, a fully fitted, 15 m² kitchen opens via a sliding glazed, wooden door. It has old wall tiles with peasant scenes in certain areas, a stone fireplace, cupboards and a door leading to another tiled terrace.

First floor
Upstairs, thin screeds, bound with welded lattice, on the old cob, provide excellent sound and thermal insulation. Exposed oak wood beams. Four bedrooms, two spanning 20 m², one spanning 15 m² and one spanning 10 m². One has a mezzanine.
Two shower rooms and a toilet.

Our opinion

In a particularly appreciated setting, a pleasant house in the countryside, the essential features of both totally unspoilt.
The garden blends in with the immensity of the surrounding natural decor.
And yet, neither Paris, nor towns with all amenities are far away.
With several architecturally famous towns nearby.
A chance not to be missed for this highly sought-after setting.
A holiday atmosphere on the riverbank in the midst of the countryside.
