An impressive, 19th century chateau and 20th century buildings
amidst 22 ha of parklands in the countryside near to Angers
Angers, MAINE-ET-LOIRE pays-de-loire 49000 FR

The surrounding countryside is composed of irregular-shaped fields separated by hedges and ditches. Two villages with local shops and amenities are but 5 minutes away. The very attractive town of Angers, 15 minutes away, has 90-minute TGV train links to Paris, with ten or so daily return journeys, and the town of Nantes, 45 minutes away, has an international airport. Slip roads for the A10 motorway are less than 10 minutes away.

A long lane, partially bordered by chestnut trees on both sides, leads from the road to the chateau and its annex buildings. This chateau was constructed in the second half of the 19th century by an architect, to whom the town of Angers owes some of its many mansion houses. Most of the other buildings, standing on one side of the chateau, date from the last century. The parklands, also planted in the 19th century, are spread out all around the buildings. Two other lanes also provide access to this property.

The chateau

This chateau, constructed from brick and freestone on granite lower sections, spans four levels. Composite in style, it constitutes a central pavilion, extended at each end by a side wing. It is topped with hipped-end, slate roofs, with pavilion roofs at the front and a domed roof at the back. The framing around the openings, the rustic masonry quoins and the modillion cornices are made of freestone. The openings on the ground floor are topped with alternately curved and triangular pediments. The brick sections of the facades are adorned with diamond-shaped motifs. Two horseshoe-shaped stairways, one at the front and one at the back, provide access to the reception rooms. The central bay on the front facade is adorned with a wide freestone balcony, with balusters, and its openings are flanked on each level by hooped columns. This facade is topped with a curved pediment supporting an impressive oat-of-arms in a medallion. On the rear facade, the central bay takes the form of a round tower, topped with a cupola and housing a stairway. Both gables are enhanced, between the openings, with moulded compartments sculpted with miscellaneous motifs. The four levels of the chateau can be reached via a lift.

Garden level
This level has been laid out for the organising of functions and for accommodating events, with two lounges, a bar, a professional kitchen and toilets. It also comprises a machine room, a boiler room, a laundry room as well as a back stairway. Numerous doors provide direct access to the terraces surrounding the chateau.
Ground floor
This level comprises the reception rooms, with a double lounge, a dining room, a pantry, an office, cloakrooms and toilets. A vestibule houses the main, wooden stairway, with turned balusters. It consists of one flight of stairs leading to a landing, from which go up two quarter-turning flights of stairs. The large lounge features a moulded ceiling and wainscoting whilst the dining room has panelling integrating a fireplace and a dresser.
First floor
Ten bedrooms, each with its own bath or shower room and toilet, have been laid out on this floor.
Second floor
This top floor awaits conversion works. It can currently only be reached via the lift of the back stairway.

The other buildings

Once the head office of a French IME, Institut médico-éducatif, (medical educational institute), the other buildings currently span a total of approx. 3,800 m² of living space, divided between two main buildings and three secondary buildings, to which can be added several garages and an independent sewage plant.
One of the two main buildings comprised bedrooms, with shower rooms, a function room, refectories, kitchens and other machine rooms, whilst the other housed classrooms. The secondary buildings notably contained a sick bay, with a flat, an exercise room and administrative offices.

The parklands

22 hectares of continuous parklands extend all around the chateau. They are composed of vast, regularly mown grasslands, a poplar grove and numerous copses. Each of the latter contains varying species of more than a hundred trees over a hundred years old, some of which are not only rare but also outstanding. The grounds are laid out so as to feature an organised botanical circuit. A rectangular ornamental pool in front of the chateau includes a fountain. There is a golf driving range behind the chateau.

Our opinion

The pleasant surrounding countryside blends wonderfully with the wooded parklands surrounding the chateau. Restored a few years ago, apart from the top floor, this chateau is in a good state of repair and is immediately ready to accommodate new projects. The busy towns of Angers and Nantes are nearby, as are slip roads on to the A11 motorway, providing access to Paris. Projects could vary in size and, if so desired, gradually make use of the annex buildings, also in a good state of repair.
