This property, spanning roughly one hectare, stands directly above the meanders of the Seine near to a listed village.
Local villages and market towns comprise a collection of useful shops and administration contact points.
An SNCF train station as well as an 18-hole golf course, where competition is rife, are but 7 km away.


A little footpath leads to the centre of the village on the “courtyard side” of the property, closed by a barrier and a perimeter wall. The facades of this Anglo-Norman style residence combine dressed stone, flint and wooden features.
Surrounding residences contribute to the site’s overall elegance.
The driveway leads to two vast garages. Below the land, on the riverside near to a slipway is an artist’s studio, like a vast wooden barn with its high ridge.

The Anglo-Norman residence

This robust building, laid out over four levels, stands in a dominant position, facing the Seine. Its facades are composed of stone and flint lower sections, topped with imitation half-timbered walls. Its architecture, resembling that of Normandy seaside properties, could almost be considered surprising in this area. A roof on several levels, including “Jay tail” features, is covered with local tiles. Its numerous small-paned openings are arched on the ground floor and all, on the facade facing the Seine, have a view of the river, whilst letting in copious amounts of daylight. This side also includes two bow windows.
The house is flanked by three large terraces, two of which are set at each of its ends, with the third in front of the facade.
Everything, from the garden level up to the second floor, has been immaculately kept and laid out.
Spanning a total surface area of approx. 180 m², the house includes a studio flat on the garden level and a second studio flat upstairs, together with two bedrooms.
One of its sides is extended by outbuildings, awaiting conversion.
The insulation of the residence was completely redone during recent rehabilitation works carried out in 2017.

Garden level
This level is laid out in three separate sections:
- a studio flat comprising a room, a kitchen area, a shower room and a toilet.
- a guest room, with a shower room and toilet.
- a laundry room and a wine cellar.
Wide windows overlook the river Seine.
The independent section of this garden level is linked to the upper floors of the residence by a stairway.
The floors are covered either with oak wood parquet flooring or with tiles.

Ground floor
An entrance hall provides access to two lounges, one of which is devoted to music and both have direct access to the terraces at the ends of the facade via French windows.
A large kitchen features a central unit. The floors are covered either with oak wood parquet flooring or with sisal matting.

First floor
The layout is identical to that on the ground floor. This level comprises two bedrooms and two bathrooms, with Italian style showers and toilets.
The floors are covered with oak wood sprung flooring.

This area can but be used as a small dormitory for young children as it is not possible for adults to stand up under the low ceiling.
A section of this level is used for storage purposes.

The terraces

The terrace on the garden level spans a surface area of 250 m², whilst the two other terraces, adjoining the ends of the building, each span 40 m².

The artist’s studio

This artist’s studio is constructed of wood to provide a very well-proportioned, rectangular layout, spanning a surface area of 60 m² over one level under the ridge. It is ideal for all kinds of activities requiring a certain amount of space such as sculpting, painting, music, etc. If so desired, it would be possible to add flooring to create a second level under the rafters. (Water and electricity are laid on.)

The garden shed

This is a small brick construction.

The garage

Intended for two cars, the garage is preceded by a small carpark able to take two other cars. It can be reached from the road without causing any nuisance to the residence and its surroundings.

Our opinion

This building is set between the pleasant Giverny Gardens and the waves of the Channel, like an outpost on the Normandy beaches. Its Anglo-Norman style could almost be considered out of place if it were not for the fact that seabirds come inland as far as these premises. The luxurious bearing of the residence reinforces the impression of its proximity to the sea, this channel between England and the continent. Although ambiguous, this property is nevertheless irresistibly appealing. The layout of the residence also appears to be part of the British way of life where privacy is the order of the day. The various sections are, however, connected to one another in a simple manner, making the house very easy to move around. Furthermore, the presence of an artist’s studio reinforces the feeling and protective power of sought-after isolation.
