Location

Place-de-Clichy is where Paris’ 8th, 9th, 17th and 18th arrondissements meet. In its centre stands a monument to Field Marshal Moncey who heroically defended Paris in 1814. In addition to numerous restaurants and shops, it is home to the famous Wepler brasserie, the large Pathé-Wepler cinema, the “Cinéma des cinéastes” (art-house auditorium) and the “Librairie de Paris” bookshop, as well as many theatres. The Jules-Ferry secondary school and sixth form college faces the square; the Condorcet sixth form college is just a stone’s throw away.
This area has an excellent public transport system with underground lines 2 and 13 and seven bus routes. Montmartre, Batignolles, Gare-St-Lazare and Monceau Park can all be reached quickly from the square.

Description

This 105 m², through flat is on the second floor of a dressed stone building. Extremely luminous and completely unoverlooked, the flat was fully renovated in 2011. It is laid out in a star shape comprising a living room with an open-plan, fully fitted kitchen, three bedrooms, two of which are large, a bathroom with an Italian-style shower, a bath and a wash-hand basin as well as a separate toilet. Its herringbone pattern, oak wood parquet flooring, its moulding, its two marble fireplaces and its Prussian wood-burning stove, all provide enormous charm. The windows are double-glazed. The ceilings are 2.8 m high. There is also use of a cellar.

The flat

Access to the building is protected via two successive numerical keypad security systems. This flat, taking up the entire second floor, can be reached via a wooden stairway or via a lift. Double entrance doors, on the landing, open into a star-shaped room where another set of double doors provide access into the living room. The latter is very bright, sunny and unoverlooked. The ceiling features moulding, the marble fireplace a trumeau and the herringbone pattern oak wood parquet flooring bestows a charm that can but be Parisian. At the entrance to the living room is a central unit, with cupboards, around which it is possible to take meals. A large open-plan, fitted kitchen is laid out against the wall behind this central unit. At the end, a window looks out over a little courtyard. Copious amounts of light flood in through three French windows looking out over the square. At the end, on the left-hand side of the living room, double doors open into a bedroom which also looks out over the square. The entrance hall also provides access to a bright, south-east-facing bedroom overlooking the courtyard. It includes a Prussian wood-burning stove and a cupboard under its moulded ceiling. A door provides access to another small bedroom, also on the courtyard side. It could be used as a child’s bedroom or be transformed into a communal dressing room for the other two bedrooms which can access it.
All these rooms have herringbone pattern parquet flooring.
A corridor leads from the entrance hall to a bathroom with a window. It is fitted with an Italian-style shower with mosaic tiling, a bath and a wooden vanity unit with a wash-hand basin, flanked by two small cupboards, fixed to the wall. There is a cupboard on each side of the shower. All the plumbing is concealed in the walls.
The corridor continues to a separate toilet which also houses a gas-fired boiler.

Our opinion

Double-glazing efficiently cuts the flat off from the hustle and bustle of the square and its side overlooking the courtyard is quiet. Completely and tastefully renovated in 2011 with quality fixtures and fittings, it still nevertheless exudes a highly Parisian aura. Its pristine condition means that a family with one or two children could move in straightaway without having to carry out any works. Furthermore, there are no fees to be paid as regards the co-owned building.
