Location

This property is 45 minutes from Royan and less than an hour from Bordeaux, with its TGV train station and its airport. Slip roads for the A10 motorway and the N10 are respectively 20 and 25 minutes away. This residence is set in undulating countryside, dotted with fields and vines, 25 minutes from the spa town of Jonzac and just 10 minutes from a small town, with all shops, in the Upper Saintonge region. It is less than 10 km from a golf club and a horse-riding centre.

Description

This property is reached via a secondary road, bordered by a high, thick conifer hedge concealing the chateau. It has two entrances: one on the north side, alongside the outbuilding, and one on the south and parklands side, near the main entrance to the residence. A walk around the property reveals its many facets and, above all, its architecture, with its well-defined sections, its L-shaped layout and its octagonal tower as well as its roof, featuring numerous valleys that discreetly enhance the angular aspect of the sections, whether protruding or set back.

The “Little Chateau”

This residence, which stands out because of the diversity of its multi-sloped roofs, is laid out in an L-shape. Dressed stone has been used for its quoins and for framing around its openings. The facade of the small wing faces south-east. The north-east corner of the main wing, facing north-east and south-west, is flanked by an octagonal tower that rises above the main roof. Such a layout enhances the local luminosity all day long. The outbuilding, constructed from dressed stone and quarry stone blocks, stands perpendicular to the building’s main wing.


Tower
The tower, octagonal outside and round inside, houses a bathroom with a view of the parklands on the first floor.
Ground floor
Works to renovate the ground floor await completion. A caretaker lives in one section, with its own entrance, composed of three rooms. The other section has an entrance under the stairway going up to the first floor. A corridor leads from this side to two rooms, both of which have fireplaces. A hall area on another side delimits a room, with a fireplace, a room with a fireplace and two dressing rooms in the rounded corners, a small room and a bathroom with a toilet.
First floor
A vast vestibule welcomes visitors. It provides access, on one side, to a first large lounge, exuding the luxurious and elegant atmosphere of the time of Louis XV. Its parquet flooring is particularly interesting as it is a combination of the Versailles pattern framed with herringbone pattern. A second, smaller lounge on the other side of the vestibule precedes a dining room, separated from the large lounge by a hall area. A fitted kitchen follows on from the dining room. A large corridor leads from the latter to the bedrooms: a first bedroom with a fireplace and a wash-hand basin, a second bedroom and a third bedroom with a shower room. A second hall area then provides access to a dressing room, a shower room with a separate toilet, a bedroom with a fireplace and a bathroom in the round tower.
Second floor
This level is reached via the stairway leading to the three floors of the residence. A landing provides access to a bedroom with its shower room and separate toilet as well as to a vast games room, followed by the tower.
Third floor
The highest room in the residence is a bedroom, with a fireplace and a wash-hand basin.
Attic
It would be possible to convert an area spanning approx. 150 m².
Cellar
The surface area spans approx. 100 m².
Outbuilding
The outbuilding spans two levels, the second of which could be converted. The facade is aligned with a door and three arched openings. The door opens into the swimming pool machine room. The three arched openings delimit areas used for storage, garage and other purposes. A barbecue can be found at the end of the building. Behind the outbuilding, facing the swimming pool, a room with a water supply point has been laid out as a storage area, a toilet and a summer kitchen.

The swiming pool
A 12x6 m swimming pool has been installed behind the outbuilding. It is protected by fencing and hedges.

The parklands
Tall trees, including a cedar, an orchard and a small lake with yellow irises, enhance the garden which slopes gently down to a screen of vegetation, separating it from the neighbours’ vines. An electric wire keeps wild boar at bay but does not stop roe deer coming on to the property with their fawns.

Our opinion

Designed for the comfort and pleasure of its residents, this sober, extremely practical house set amidst its parklands currently represents a sort of ideal. The obvious simplicity of the property and the building nevertheless includes features that can but catch the eye, such as chessboard pattern floor tiles, an old fireplace with its trumeau and the horizontal roofing framework of the tower. Its geographical location, neither too close nor too far from large urban and tourist centres, is yet another asset.
