Location

One hour from Marseille airport and thirty minutes from that of Toulon-Hyères, fifteen mins from the TGV and less than five to the motorway and a supermarket. In a peaceful environment, amongst the trees with a beautiful view.

Description

Access to the property is via secured gates. A small tarmac driveway of
approx. 200 m leads to the house, south facing with numerous windows of varying sizes. Three garages are available and it is possible to park cars outside the property. The garden is mainly flat, terraced further down with a stone shed used as a technical room for the swimming pool (4 m x 8 m). It is surrounded by olive trees, on the same level as the house and protected by a stone wall. Some large old trees (lime, palm and olive trees) offer precious shade in the summer season.

The farmhouse

Over time, it has kept all its architectural features and old materials: square and hexagonal terracotta tiles, beams, old doors, windows, doors and corridors with rounded angles and all hand dug. The small staircases are covered in terracotta tiles and with wooden nosing.


Ground floor
The main entrance, situated in the middle of the south facade, is accessed via a heavy arched doorway. Opposite, a corridor with a barrel vault ceiling leads to the staircase. On the west side, the dining room benefits from comfortable and spacious volumes with a high ceiling on one side, an arched window and French windows opening on to the garden at the south. Next to this area, a living room with marble fireplace and a bedroom opening out into the garden follow. On the east side, a kitchen, with interior courtyard running along it and opening on to a south-facing covered terrace, leads in to a large pantry of 27 m2 and then in to one of the garages.
Half-story
A small staircase leads to a shower room, with a lovely exposed stone wall and a toilet.
First floor
A small set of steps leads to the first floor, comprising two south-facing bedrooms, one of which has a bathroom; the other facing north west, has a shower room and a toilet. The latter has an adjoining baby's room.
Top floor
This is a split level, above the first floor and comprises two communicating bedrooms separated by five steps.
Group of buildings
The outbuildings include three garages spanning a total surface area of approx. 70 m2. One of them can be accessed directly from the house. A stone shed used as a technical room for the pool.

Our opinion

A true 18th century Provencal farmhouse with its thick walls to preserve the coolness in the summer with its large outbuildings. It has preserved its authenticity over time (terracotta tiles, beams, old doors, hand-dug wall openings). This property with its split-levels leading to numerous rooms and every nook and cranny giving special character to the place, is just waiting to be snapped up by someone interested in renovating it to perfection. It is possible to make a 60 m2 extension and also to acquire 1500 m2 of additional land for €35 000.
