1 hour 10 mins from Paris, close to Sens, in the Gâtinais region, a property comprising two houses in the midst of wooded parklands. The estate is close to shops and there is a SNCF train station just a few minutes away.
Near a small historic village with its 13th century listed church as well as an old stately home once called “La Grange aux dîmes”, a property full of character that always fascinates its inhabitants.


A double wood door opens on to a wide path through the woods, bordered with a few lights that are very useful come night time. The property reveals itself little by little, the main house and then the boxes covered by the vegetation. A gravelled courtyard provides access to the front of the main house for vehicles. A second house stands out close by. Light shines through the trees and is reflected on the green shutters. At the back of the house the ground is part gravel part lawn. Some stone ornaments decorate the parkland, Medicis vases, stone seating amongst the trees, sculptures of a lion hidden in the foliage and a full-sized satyr at the front of the house. Bridle paths, lawns, boxwood hedges enhance the property. It offers a quiet pastoral landscape, far from the bustle of the city. Another rather pleasant feature during the summer is: the Olympic swimming pool and its pool house. It is well hidden in the grounds and measures approx. 90 m2 and is 2.5 m deep. The pool is lined with lovely mosaic tiles.

The main house

It comprises two floors. It has a gable roof featuring sash and dormer windows. All the windows are double with large panes. A floral garland runs along the length of the facade. On the garden side, there is a conservatory extension and the doors and double windows open in to it. A painted frieze decorates the outside of the facade.

Ground floor
Quite a large main entrance opens in to a fully fitted and equipped kitchen, spacious enough to eat in. The room was once a barn that the owners redesigned and made into a kitchen. Next there is a large tiled living room with dining area near the kitchen and sitting area at the other end. A moulded partition separates the two areas. A marble fireplace with 18th century trumeau adds to the decoration of this room. Currently a cast iron insert stands in front of the hearth. There is an in-built library with a section for books and the lower moulded section used as cupboards. A door leads in to a study with a large bay window. Next to this room there is an adjoining bedroom with bathroom en suite.
A fully glazed conservatory with tiled floors completes the ground floor. It conveys the general character of the house. An Austrian ceramic stove stands in the centre of the room making it possible to use the conservatory in winter. It has double glazed doors that open directly on to a driveway.
The large bay windows provide discreet continuity between the interior and exterior of the house.

First floor
The landing leads to seven bedrooms decorated in a fashion that was considered the height of elegance in the 1970s. Each room has its own wash basin hidden in a small cupboard. It was fashionable at the time. All the rooms are extremely luminous due to the very large windows. The rooms are all painted different colours as used to be the case in family homes. Some of the rooms have a small boudoir or study with adjoining bathroom. It is important to note that they all have in-built cupboards.
Second floor
The second floor is marked by a very big landing that used to be used as a games room for the children. It leads to four very spacious bedrooms even if they are situated in the attic. One is the master suite comprising a large bedroom, a boudoir or walk-in wardrobe and a bathroom.
All the bathrooms are tiled and on this floor nearly all the bedrooms have a wash basin cupboard.

Guest house
An annex house next to the main house is almost a twin. It is bordered by a paved terrace. The interior is classic and in good condition. An outbuilding of approx. 100 m2 houses a lounge with open fireplace, kitchen, and bedroom with bathroom en-suite on the ground floor. This small house has five mansard bedrooms. Some have been modernised. It would be perfect for a family or for guests.
There are two wooden sheds in the forest that could be used for storing wood or for other storage. There is also a DIY workshop to the north of the property, adjoining a 45 m2 reception room with its own tiled kitchen of 11 m2. And six boxes currently used for keeping vintage cars. The facades of the garages are also decorated with a floral garland.

Our opinion

In a peaceful pastoral setting, one hundred km from Paris, where many would gladly lay down their roots. A bed and breakfast activity would be suitable here especially with presence of a second house, a well-suited guest house in good condition. It would also be ideal as an easy-access holiday home for a family living in Paris. Provision needs to be made for some minor refurbishments. The pool house would need some attention. The main house is in very good condition. With the hotter summers we are having due to climate change, the house seems to be well-insulated.
