In a vine-growing region in the middle of the French department of Var, near to Thoronet abbey, in the midst of a lively village, with restaurants and a grocery, renowned for its castle and its chamber music festival. 75 minutes from Marseille airport and 65 minutes from that of Toulon-Hyères, 30 minutes from Arcs-Draguignan TGV train station and the motorway, 60 minutes from Toulon as well as Saint-Tropez and 50 minutes from Fréjus and the sea. The bustling town of Lorgues, with its starred restaurant, is 20 minutes away and the sub-prefecture, Draguignan, is just 30 minutes away.
All the houses still have their original features such as terracotta floor tiles, beams, fireplaces, moulded doors with period handles and old stairways with terracotta tile steps and wooden nosing. The railings are made of plaster or wrought iron. The vaulted sections of the cool rooms were fashioned by hand, resulting in a variety of curves. The ceilings vary greatly in height, going up as high as 3.5 m in some rooms. Three of the houses intercommunicate with one another, whilst the fourth is set on the other side of the garden. The houses and the garage are entered via the street on the north side. The living rooms face south, looking out over the garden and the river. The age and construction period of the houses were taken into account when designing the refined decoration. The facilities were first class for the time as each bedroom (apart from two) was given its own bathroom and there is a total of ten toilets.
The first house
This house, standing on the west side of the plot, spans 168 m² of living space. It is separated from the others by the area containing the swimming pool. The garden level comprises a dining room, laid out in an old dovecote, looking out over the garden, and a toilet adjoining a kitchen which looks down on to a small vaulted lounge, opening on to the swimming pool area. The first floor constitutes a living room reached via a corridor. The second and third floors each house two bedrooms, sharing a shower room, with a toilet that can be reached from the landing. The top floor includes a small attic as well as a room given over to billiards.
The second house
Spanning a floor surface area of 184 m², this house is on the west side of the pool. It is accessed on the ground floor from the street. A heavy, old door opens into an entrance hall, leading to a kitchen, with old tiles, followed by a lounge, with a fireplace and a dining area. The latter opens on to a terrace looking down on to the river, with a view of the wooded hill opposite. A passageway communicates with the garage belonging to the following house; the first and second floors also intercommunicate. A stairway goes up from the entrance hall to a landing, providing access to a bedroom on the south side and a north-facing bathroom. The landing on the floor above leads to a south-facing bedroom as well as to a shower room and a laundry room on the north side. The south side of the top floor is taken up by an attic, whilst the area on the north side comprises a small bedroom and a bathroom. The garden level, reached via a flight of steps in the entrance hall, is composed of a small cellar and a 43 m² vaulted, cool room, forming a large convivial area that opens on to the garden via a very tall, arched and glazed door.
The third house
The third house, spanning a floor surface area of 103 m², comprises a garage, opening on to the street, an entrance door leading to a toilet and a lift on the ground floor. A stairway goes down to the garden level, composed of an old tank on the north side and a south-facing, 22 m² vaulted, cool room which can also be reached via the lift, thus giving easy access to the garden for all. The first floor comprises a north-facing bedroom, with four superb doors in the corners, concealing a shower, a wash-hand basin and a toilet. The landing provides access on a lower level to a small study that communicates with the south-facing bedroom in the second house. The second floor is composed of a south-facing bedroom, a shower room and a separate toilet. The top floor is currently used as attic space.
The fourth house
Only the ground floor and the garden level of this house belong to the property. The other three houses can be accessed but via the garden. The door on the road side opens into a living room, with an open-plan kitchen, leading to a bedroom, a shower room and a separate toilet. The stairway goes down to a small storage area and a 25 m² vaulted, cool room that opens on to the garden.
The garden is predominantly planted with olive and cypress trees as well as Mediterranean plants. A small section is set out in front of the cool caves, with a lawn in the shade of olive trees. The large, 10x6 m swimming pool has been installed in a square section, its grassy surroundings also shaded by old olive trees. A covered terrace, surrounded by jasmine, is ideal for residents seeking to relax in the shade. Steps lead to an open terrace, looking out over the garden with the hill as a backdrop. An old wash-house, adjoining the second house, is fed by a small canal flowing alongside the street, from which it is possible to draw limitless water. Two narrow tiers on a lower level can be used for a vegetable garden or an orchard. They provide access to the river via a wicket gate. There are natural pools in several areas not far from the house for those wishing to take a dip or catch crayfish.
This property is steeped in an air of Provence. The plot of land is small on paper but takes on a completely different dimension when visited. Its successive tiers leading down to the river are planted with abundant vegetation.
It is easy to imagine the development of a bed & breakfast or holiday rental activity. The independence of each living area makes this very clear. It would also, obviously, appeal to a large family.
And last but not least, water is not only plentiful but is also tamed and regulated, which in this region is an invaluable asset.
