an 18th century farmhouse in Brie country, now converted into a warm family home
90 km from Paris, 10 km from Provins (with access to the A4 motorway and N4 trunk road in 1 1/2 hours) in the tranquillity of a country hamlet, with a kindergarten, primary school and school bus service.
The garden, enclosed by hedgerows and low fencing, is landscaped and planted with trees, shrubs and large flowerbeds. An outdoor heated pool completes the grounds.
Large Brie-style building, with its local stone facades and flat tile roofs.
The house is made up of two farmhouses joined together, on two different levels. The taller one, attached in the middle, features a half-timbered facade. It is quite separate from the neighbouring house, thanks to a thick high hedge. A conservatory (winter garden) has been added very successfully on the garden side.
On the road side, there is a strip of grass with a very old water well.
The entrance on the road side leads into a small hallway incorporating an oak staircase, a toilet, then on one side, a bedroom and adjoining bathroom, a laundry /boiler room; then follows a tiled multipurpose room (this room has French windows and could made into another bedroom) and a garage.
On the other side of the entrance, is an open-plan kitchen with an oak counter. The conservatory was designed as a kitchen extension and is used as a dining room. It is particularly well heated in winter and provides a feeling of great comfort in the middle of a garden that is sometimes covered in snow. The presence of the swimming pool and the beautiful flowers are a reminder that sunny days are never far away.
A beautiful large living room (in the taller house) with parquet flooring features a cosy brick fireplace tin perfect working order. An oak wood staircase goes up along the wall. The ceiling joists and beams are exposed.
At the back of the lounge, on the road side, a small study.
Two sets of staircases, from the two houses, lead up to the upper floors that are not communicating.
A miller’s staircase in the multipurpose room located next to the garage leads to a room that is identical to the one on the ground floor. The high sloping ceilings mean that the usable space is unaffected. The staircase from the entrance leads to two bedrooms, a shower room and a toilet.
The staircase from the lounge leads to a room that is currently used as a games room. It is a large room and could easily be converted into an additional bedroom.
A comfortable family house has been made of a modest farm building built under the reign of Louis XV. A bedroom on the ground floor is an advantage for anyone with difficulty walking.
The quiet country environment, close to Provins, a dynamic town thanks both to its shopping opportunities and its exceptional historic interest, make this simple and discreet property a popular place to stay.
