In a hamlet, in the midst of the Livradois-Forez Regional Nature Park, this farming activity is in a unique setting of unspoilt forests, deep valleys and clear-water trout rivers. Just a stone’s throw from the property is a village, renowned for its 14th century abbey, featuring gothic architecture, in which a classical music festival is organised once a year. This village, lively all year round, still has shops and schools.
1½ hours from Clermont-Ferrand and 2 hours from Lyon, airports and TGV train stations. Le-Puy-en-Velay and Brioude are 40 minutes away.


This south-facing farming activity, set in a hamlet at an altitude of approx. 950 m, extends over approx. 115 ha, with full ownership of 65 ha, laid out around all the buildings. The land is predominantly composed of grazing land for cows and arable land, through which little streams meander, providing the animals with water all year round. A house stands near to three buildings used for the farming activity. A sheepfold, spanning a surface area of approx. 730 m², to which has been adjoined a section housing living space. Opposite, a 400 m² building used for storing hay is able to accommodate 700 round balls. The last building, spanning approx. 950 m², is fitted with automatic mangers and contains cereals. A local stone house completes the property. It awaits restoration and stands near to the other buildings, contributing to the small hamlet formed with the neighbouring houses.

The farming activity buildings and land

This farming activity comprises three buildings. One sheepfold, spanning 56x13 m, is built without interior pillars. The lower sections of the walls are constructed from quarry stone blocks, whilst the upper sections are made of wood. Three large wooden doors are set facing one another at the end of the building to make work and movement easier. Adjoining this building, in addition to a house awaiting renovation, is a vast lean-to, used for storing equipment. The habitable section is extended by a greenhouse, facing the vegetable garden. The haybarn resembles the sheepfold. It is supported inside by a series of pillars and is widely open on to the courtyard. At the end, it has two doors leading outside. Its size, 20x20 m, means that it is able to accommodate up to 700 round balls of hay. The last building is fitted with automatic mangers, each with its own individual motor. This building, spanning 28.50x32 m, is constructed without interior pillars and was extended by 8x5 m to take cereals. Large doors on either side of the building make it easy to work with animals and machines. The farming equipment is included in the sale, together with the 2,550 m² of buildings. The land used for the farming activity extends over approx. 115 ha, with full ownership of 65 ha. It has been converted to organic farming. 40 ha are arable land. The land is used for growing hay, wheat, rye, triticale, oats, rape, clover and leguminous plants. The granitic soil is crossed by numerous streams all year long. Approval has been granted for the deforestation of an additional 10 ha. The farming activity receives subsidies from the CAP (Common Agricultural Policy).

The old stone farm building

This old farm building stands near to one of the buildings used for farming purposes. A robust, stone building, it once housed the living accommodation as well as a section given over to animals. The living space spanned three levels. The facade faces south to take maximum advantage of the sun’s rays and features openings framed with superb dressed stone surrounds. A central entrance door opens into a room where an old fireplace bears witness to a former way of living. A stone bread oven in the hearth, still featuring its brick dome, is in a good state of repair.
Double doors to the rear of the house open into the cowshed which is spread out on the ground floor. It still has an old hay rack and wooden mangers. The upper level is reached from the outside via a gentle slope, highly typical of farms in the French department of Haute-Loire. A wide opening, framed with dressed stone, opens into the hayloft, laid out above the cowshed. Its roofing framework has been completely redone.
This farm building awaits full restoration works and even now offers the possibility of a large living space.

The house

This house, a recent construction, spans approx. 200 m² of living space over two floors, built over a full basement. It has all modern-day home comforts and is economic to run. Very well insulated, it is fitted with a heat pump as well as a wood-burning fireplace. It is supplied with water from a source as well as having mains water laid on.

Ground floor
A wide terrace is laid out in front of the facade and a central entrance door opens into a vast living room, heated via a wood-burning fireplace. This room precedes a study as well as a bathroom, with a toilet. A stairway goes upstairs from the living room, which also communicates with a kitchen. The spacious living room opens on to the terrace. A vestibule, with a toilet, provides access to the basement of the house as well as leading outside.
First floor
This level comprises five bedrooms under the slopes of the roof, the wooden beams of which have been left exposed. It also includes a bathroom and a toilet, as well as a large storage area.

Our opinion

Although organic farming is an official label guaranteeing a method of production respectful of the environment and animal well-being, it could also be a label for a quality of living for its residents as life on the farm simply abounds in little daily pleasures. Mention must also be made of the extensive views, the picking of fragrant narcissi in spring as well as the pleasure of breathing fresh air and drinking pure water. In addition to a magnificent work tool, this farming activity with all of its treasures is but waiting for nature lovers ready to accept a challenge.
The buildings will be greatly improved aesthetically once the old stone house, still architecturally authentic, has been renovated.
