Location

This property, along the Paris-Marseille economic and tourist route, is but 10 minutes from the A6 motorway and a town with 5,000 inhabitants. The urban areas of Chalon-sur-Saône and Mâcon are 30 minutes away and the regional capitals of Lyon and Dijon barely more than an hour away. The estate is 30 minutes from two TGV train stations and about an hour from Lyon-Saint-Exupéry international airport. Geneva, hardly any further away, takes less than 2 hours via the A40 motorway. All everyday shops and amenities such as restaurants, a bakery, a supermarket and a bank.

Description

Although not secluded, this property is on the outskirts of a market town. Remote-controlled, wrought iron gates open on to a driveway that winds its way through the undergrowth of deciduous trees. This residence, therefore, comes into view amidst landscaped parklands, away from all visual and audible nuisances. It dominates a long vista to the east, with a lake on a lower level, the view from which stretches as far as Mont-Blanc during clement weather.
The building was constructed in 1830 by the Tupinier family, of which Baron-Jean was minister of the navy under Louis-Philippe. Its architecture, both elegant and impressive, is marked with neo-gothic and floral features. Consequently, every roof dormer is topped with crockets, some enhanced with pinnacles, and the various balconies have wrought stonework railings. This pink limestone construction is covered with slate roofs, topped with finials.

The residence

The chateau’s interior or exterior structure were left unchanged during first-class, very costly renovation works, carried out in 1988. The latter provided the house with extensive modern-day home comforts and an outstanding way of life. For instance, a lift goes to all the floors and all the rooms have efficient underfloor heating. An atrium roof was also installed at this time. The property has been immaculately kept ever since.
Spanning three floors and a basement, the residence is particularly easy to move around courtesy of its architectural design, its layout being based around a square providing access to the various areas, bedrooms, lounges, etc.


Basement
This level can be reached from both the inside and the outside. Utility rooms: a kitchen in use as a pantry with a serving hatch and a kitchen range, a boiler room, the lift machinery, a laundry room, a vault and a temperate wine cellar.
Ground floor
A vast entrance hall, featuring a marble floor with inlaid decoration, provides access to all the reception rooms. A cloakroom, with a toilet, and a storage area are opposite a study-library. A first lounge, enhanced by a wood-burning stove, a bay window and a marble fireplace, with contrasting veining, precedes a second, more formal lounge. This latter is adorned with Aubusson tapestries and panelling featuring floral garlands whilst the floor is covered with parquet flooring, inlaid with geometric patterns. The dining room exudes a more rustic, rural air, with oak wood wainscoting and a marble floor. And lastly, a bright, modern and practical kitchen includes an everyday eating area.
First floor
This level can be reached either via the lift or via a stone stairway, bordered by wrought iron railings. A wide landing provides access to an 80 m² suite, comprising a bedroom overlooking the parklands, a lounge, a red marble bathroom, with a bath and a shower, a separate toilet and a dressing room. A second, 50 m² suite, overlooking the courtyard, comprises a lounge, a bedroom, a beige marble bathroom, a wardrobe and a separate toilet. A third bedroom has its own adjoining bathroom.
Second floor
This floor is reached via the lift or via an oak wood stairway, made by skilled craftsmen (Compagnons du Devoir). Once again, a vast landing provides access to three bedrooms, each with its own adjoining bathroom. An 80 m² suite, comprising a study, a bedroom, a dressing room and a bathroom, with a shower, featuring green marble.
Top floor
This vast, 130 m² area, illuminated via a wide atrium roof, could be used for a variety of purposes.

The outbuildings

Near to the chateau, the old stables; a little further away, an old farmstead.


The stables
A 19th century outbuilding, spanning two levels, stands near to the chateau, whilst being completely independent. Comprising three horse loose boxes and numerous storage areas, it could be converted. Behind the building is a recently renovated studio flat.
Former rural farm
Separated from the house by a little-used, country lane is a detached building, with farm outbuildings and two hectares of land. The building comprises two flats, one fully renovated, with two bedrooms, the other awaits renovation. These flats could accommodate a couple of caretakers, a family member or be used for tourist purposes.

The parklands

The landscaped parklands surrounding the residence span a surface area of 10 hectares. They are planted with a large variety of trees over a hundred years old: cypress, oak, lime, hornbeam, etc. A tennis court is illuminated, like the rest of the parklands. Several springs, a wash-house, a pond and a 4,000 m² lake provide the estate with numerous water supply points.

Our opinion

Bearing witness to a sumptuous era, this property will appeal to potential buyers seeking tranquillity and all modern-day home comforts in the provinces. These large houses rarely have such extensive facilities, a reflection of the demanding nature of its successive owners. It is worth remembering that the amenities, public transport networks and shops of several large urban areas are but a few minutes away so that this estate could equally well be used as a pleasant family home as for a commercial activity.
