A 95 m², through flat, its two bedrooms and its two balconies,
right in line with Eiffel Tower, in the Passy district
Paris, PARIS paris 75016 FR

The district, nestling between Ranelagh Gardens and those of Trocadero, not far from La-Muette and Passy, is one of the chicest in Paris. There where the villages of Auteuil and Chaillot were to be found, Haussmannian buildings mingle with luxurious, 20th century buildings housing the world’s embassies. Furthermore, the 1970’s building was constructed on the very site of parklands that belonged to Admiral Estaing’s mansion house. Near to Saint-Louis-de-Gonzague and Saint-Jean-de-Passy schools, this sector also has a good public transport network courtesy of the various RER and underground train stations less than 10 minutes away.

This flat is in a peaceful, residential street near to the shopping streets of Rue-de-Passy and Avenue-Mozart. The luxurious building is typical of the 1970’s, with its clamped stone facade, its surprising, vast entrance hall, enhanced with ornamental pools and fountains as well as mosaic murals. The building also has an interior garden which all the residents can use. A caretaker keeps the communal areas, including the lift to all floors, immaculate. This flat is on the fifth floor and has two separate entrance doors, one opening directly into the kitchen.
These premises have a classical layout: on one side, the reception rooms, on the other, the bedrooms. The latter are two in number, span 17 m² and are separated by a bathroom and a dressing room. Each one has its own balcony running alongside it, reached via wide picture windows, offering an unobstructed view over the Parisian rooftops and streets. A double living room is laid with a thick carpet and illuminated via windows. Its luminosity is enhanced by its respectably high ceiling. The fitted kitchen is perfectly functional. A cellar is to be found in the basement. New owners might, at one point, wish to modernise the decor in this flat.

Our opinion

Passy, an old delightfully peaceful village, is now one of the most sought-after districts in Paris’ 16th arrondissement. Elegant boutiques and romantic gardens are to be found along the streets and around the luxurious buildings. This flat has the advantage of a wonderful setting in a modern building, the communal areas of which exude a colourful, modernist atmosphere. This property’s major asset is, without doubt, its luminosity, enhanced by its many, impressive openings. The privilege of a dual aspect and two balconies running alongside the bedrooms is a rarity to be appreciated for its truth worth. Furthermore, the flexibility of the rooms, their high ceilings and their refined lines will make it possible to create a classical, colourful interior as easily as a contemporary, minimalist one.
