Location

On French soil in the Pays-de-Gex, just a few kilometres from Geneva town centre, on land that was formerly known as the Savoy region, annexed by the Genevans prior to being returned to the kingdom of France in 1601. Some 15 minutes from the many large international organisations established in Geneva and 10 minutes from the airport. Geneva’s public transport service (TPG) even operates in the small town.
This property is also near to ski resorts in the Jura mountains (some 10 minutes from the cable cars). Outdoor activities are therefore numerous between the skiing areas in the winter and the hiking trails as well as Lake Geneva’s miscellaneous water sports during the summer months. The A1 motorway (on the Swiss side) is about 5 km away (access to the Swiss Alps/Italy/France), a SNCF-TGV train station in Geneva (10 km).

Description

This property stands on land with a constant population boom since the 1960’s resulting from the immediate proximity of Geneva and its numerous economic activities. In the midst of a small town, the house is in a fairly quiet district, near to all amenities (schools, a market and shops, all within walking distance). Originally an annexe building belonging to the castle, then the old village school, this stone-walled house has been entirely redesigned over the last ten years and now features large rooms, spanning a total living space of approx. 250 m², including an independent annexe building. A buttress, remaining on the south-east facade, together with its plain, rural architecture, bears witness to the origin of the premises. The surrounding area is quite peaceful. The unobstructed view stretches to the peaks of the Jura mountains on the horizon.

The house

With a ground surface area of approx. 175 m², this house has been well-designed with pleasant rooms spanning a total of approx. 230 m² of living space. The reception room opens on the north-east and south-east facades via its main door or via its conservatory. A stairway provides access to the two upper floors.


Ground floor
A small door in the south-east facade opens into the entrance hall. The bright and airy dining room is simply separated from the lounge via an original fireplace, traditionally-made of hammered steel with a through hearth. The lounge is extended by a study area, leading to a conservatory, which includes a mezzanine. The double, fully fitted kitchen is modern and functional. Further on are a storeroom-laundry room and an area used for storage purposes.
First floor
Four bedrooms, including one with its own Italian-style, tiled bathroom. The three other bedrooms share another shower room.
Second floor
The second level, under the rafters, is laid out as one continuous area, housing a vast room spanning approx. 80 m² in use as a bedroom. In one corner, a bathroom gives this floor complete autonomy. Large openings under the roof illuminate an interesting old beam system.

The outbuildings

The outbuildings are composed of three buildings set out on the north-east side of the garden which can be reached independently of the main house via the property’s north gate. A little chalet, spanning approx. 40 m² and in need of a few minor renovation works, houses a studio flat, with its shower room and kitchen area. It is followed by a covered garage which faces a vast farm shed, spanning approx. 30 m².

This region, in the vicinity of Geneva and its airport as well as international organisations such as the UNO and the CERN, is currently highly sought-after not only by those seeking a family home, but also by those wishing to make an interesting rental investment. A robustly constructed house, with a plain, welcoming, rustic appearance, it spans a comfortable living space with cleverly laid out rooms and is located away from the hustle and bustle of the surrounding large urban areas.
