Location
Place-des-Vosges is an architectural gem in the French capital and one of the emblems of the Marais district, straddling Paris’ 3rd and 4th arrondissements. It is furthermore governed by a conservation and development scheme which preserves the outstanding buildings. Classified as a French Historic Monument, Place-des-Vosges is a result of the policy to embellish Paris introduced by Henri IV at the beginning of the 17th century. Laid out in a square, the Place is surrounded by 36 pavilions featuring tall arcades, combining limestone and red brick, bluish slate and steep roofs, casement windows and quoins. The central garden, enclosed by railings and spanning more than a hectare, is a wonderful place to take a stroll. The King had imagined this square to rival the large factories in Lyon and to house renowned weavers and craftsmen. But the latter very quickly chose to take up residence in the sumptuous square and had exceptional buildings and mansion houses built there. The success of the Place-des-Vosges has never diminished: Victor-Hugo, Colette, La-Marquise-de-Sévigné as well as Georges-Simenon all lived there and nowadays it is still possible to come across various personalities of the arts.
Description
Under the stone and brick arcades of the Place-des-Vosges, a heavy gateway protected by a numerical keypad security system provides access to the building’s porch. Beyond, it is possible to see the paved courtyard and, on the left, the entrance to the building. There, a lift goes up to the third floor where this flat is laid out. A vast entrance hall gives access to several cupboards with hanging space, a guest toilet and a linen room, as well as to a first bedroom with its own shower room. Its window looks directly out over Place-des-Vosges and its immense garden below. Following on, a lounge extends under a sloping ceiling more than 3 m high. With its fireplace and its exposed roofing framework, this room, spanning more than 40 m², also looks out over the edge of the square through two inward-opening windows, topped with capitals. Further on, a fully fitted, open-plan kitchen is separated from the reception area by a counter. An atrium window in the ceiling lets copious amounts of light flood in. The second bedroom, at the end of the flat, also has a view over the square. This room adjoins the flat’s second bathroom. Comprising a cast iron bath and a toilet (separated by a floor-to-ceiling partition), this bathroom is also illuminated via the same atrium window as the kitchen.
Each room has solid oak wood parquet flooring, laid in a strip pattern, with the exception of the bathrooms and kitchen which have cement, marble or zellige tiles on the walls and floors. The bathroom and tap fittings reflect the style of the 1900’s. The central heating system is linked to cast iron radiators. Air-conditioning is provided in the bedrooms and the lounge via split, wall-mounted appliances, their compressors being housed in the linen room. It would also be possible to purchase a lock-up garage in the building’s courtyard.

Our opinion
In the City of Lights’ oldest royal square, a site steeped in nobility, from its coloured facades to its immense French formal gardens, from its picturesque arcades to its haughty roofs. Bearing direct witness to a glorious past and to an exceptional architectural wealth, the buildings have been admirably preserved, just like this flat, all on a level under the rafters. Its third-floor windows provide views of Square-Louis-XIII; its fountains and its hundred-year-old trees appearing in all their splendour. A rare vista which is rightfully and thoroughly appreciated. The rooms are in fact steeped in an outstanding light, enhanced by the dazzlingly white walls, the high ceilings and the ingenious layout. This elegant property would be ideal as a Parisian pied-à-terre or as a main residence in privileged surroundings. The Marais district, with its village air, its little boutiques and its paved streets, is there to be explored.
