A family flat, like a house, with its five bedrooms on two floors and its attic space,
just a stone’s throw from the town hall in the centre of Versailles
Versailles, YVELINES paris 78000 FR

Location

At the beginning of the 1660’s, Louis XIV, decided to set up court at Versailles and undertook to build a palace there, works which took more than 20 years. The town which developed in order to house part of the court was designed in accordance with symmetrical plans and strict instructions to create a harmonious layout around the palace. Since then, various districts have developed, each with their own character. With a good public transportation system, green open spaces as well as numerous shops selling arts and crafts, Versailles has become one of the most sought-after towns in the Ile-de-France region, especially as it boasts a pleasant way of life, just 17 km or a 15-minute train ride from the centre of Paris.

Description

In a little street, just a stone’s throw from public transport services and a market, facing east-west and featuring 17 windows, this flat is set in the peace and quiet in a little, 4-storey building dating from the 18th century. Its classical facade features four openings per level: three windows and a French window on the ground floor and four windows on the upper floors. The latter have railings with geometric motifs. The building is not adjoined to any other building as of the second floor.
This flat, spanning 205 m² (159 m² when measured in accordance with the French Carrez law) takes up the top three floors of this building, fully rehabilitated at the beginning of the 21st century. The rooms are spread out over the second and third floors, whilst the attic space spans a continuous floor surface area of 46 m². The second floor comprises an entrance hall with a cloakroom, a living room, a dining room partially open into the kitchen and its counter, the kitchen, a bedroom, a toilet, a storage room and a shower room. The third floor is taken up with four bedrooms, a shower room, a bathroom, a laundry room and a toilet. A wide, retractable ladder on the third-floor landing provides access to a large room under the rafters. This property also includes a bicycle shed, a wine cellar and a cellar for storage purposes.
All shops and amenities are within easy reach: Rive-Gauche, Chantiers and Rive-Droite train stations are respectively a 5, 8 and 15-minute walk away, whilst Notre-Dame market, Versailles Palace and the prestigious Lycée-Hoche school are a 10-minute walk away.

A family flat

The entrance to this flat, to be found on the second floor, provides access to a corridor, with a cloakroom, which leads directly to a kitchen. On one side, a lounge, under its cornice ceiling, is extended at right angles by a dining room, to form an L-shape. It features a dressed stone and brick fireplace. Just after, the kitchen area is enhanced with a counter adorned with an old fireback, representing a scene from Greek mythology: Zeus carrying off Europa. This dual aspect reception area is illuminated via five wide, wooden-framed windows, known as “wolf mouth” windows as they interlock with one another when closed. The kitchen, on the right-hand side of the counter, is also very bright and laid with cement floor tiles. The lounge and the entrance hall open into a corridor that provides access to a first bedroom, a separate toilet, a storage room as well as a shower room. The toilet and shower room doors are both topped with a fanlight, filled with stained glass featuring geometric motifs. This floor, with the exception of the kitchen and the bathrooms, has light-coloured, oak wood, herringbone pattern parquet flooring throughout. A wooden stairway, illuminated via a window, goes up to the second floor of the flat. The landing provides access, on one side, to three bedrooms as well as a toilet and, on the other side, to a laundry room and a bathroom. A little corridor leads to a large bedroom, featuring an exposed stone wall. It opens into a dressing room, extended by a shower room. A wide, retractable ladder on the landing goes up to a vast, 46 m² room under the rafters, illuminated via skylights. This area could be used as an additional bedroom, a games room or for storage purposes.

Our opinion

This family flat, in the very centre of Versailles and less than 20 minutes from Paris, resembles an elegant holiday home. With its original layout, this spacious flat is a superb blend of tranquillity and warm light, enhanced with a range of neutral hues. The aesthetics of these premises, between their shimmering wood and exposed stone walls, their welcoming rooms and discreet moulding, reveals an extremely tasteful interior. The views of the rooftops, the verdant surroundings and the blue sky of this royal town, the proximity of public transportation and the shops, all add style and comfort to everyday life.
