A 92 m² flat and its balcony running alongside of a 19th century building
between Luxembourg and Port-Royal RER train line B stations
Paris, PARIS paris 75005 FR

In the Val-de-Grâce district, half-way between Luxembourg and Port-Royal stations on RER train line B, where secondary schools, sixth form colleges, universities and prestigious schools have fought for first place for centuries. This is the intellectual capital where Aragon and Breton became lifelong friends-enemies and where Hemingway put the first lines of “A Moveable Feast” to paper. Luxembourg Gardens, just a stone’s throw away, form a green lung for Paris’ 6th arrondissement where students, members of Parliament and celebrities cross one another without recognition. Shops and delicatessens mingle with attractive brasseries. Montparnasse train station is but 15-minutes’ walk away and several underground and RER train stations are nearby.

This flat is above the tree tops in a classical building, dating from the middle of the 19th century. Taking up the entire fourth floor of the building, it can be reached via a lift. This flat is extremely bright courtesy of its double aspect. The vestibule provides access, on the west side to a classical style lounge as well as to a bedroom and its private bathroom. Both rooms open on to a balcony running alongside the building. On the east side are a dining room, a kitchen and a back kitchen as well as a bedroom, with its adjoining shower room and toilet. A separate toilet can be accessed from the entrance hall. There is a cellar in the basement.

The flat

All the space in this 92 m² through flat has been maximised. The front door opens into a vestibule leading, on one side, to a lounge as well as a first bedroom and its adjoining bathroom. A balcony runs alongside both rooms. The lounge, illuminated via two French windows, features an impressive lion-claw, marble fireplace. Its ceiling is decorated with cornices, coffers and a rose. The floor is laid with old, herringbone pattern, parquet flooring. At the other end of the vestibule, a dining room is also enhanced with moulding and has wainscoting lining the lower walls. Further on are a second bedroom and its shower room. The kitchen is large enough to include a small eating area, ideal for taking breakfast in the sun. A separate toilet and a cellar in the basement complete this property.

Our opinion

This district, where Paris’ 5th and 6th arrondissements meet, is the birthplace of Parisian knowledge. It is also one of the most sought-after in the French capital. Its history, going back almost a thousand years, its French formal gardens and its art of living have formed its international reputation. This flat is a reflection of this prestigious past, with its balcony running alongside, its ceiling moulding, its old parquet flooring and its view over the Haussmannian buildings. In addition to all of its aesthetic assets, the premises promise a wonderful luminosity. Some improvement works are required to install modern-day comforts in this cleverly laid out property. It is a flat that will appeal to enthusiasts of indoor life as well as lovers of long weekend walks to explore the surrounding streets and parks.
