An 86 m² flat and its balcony, on the top floor of a 19th century building,
in the Lamarck-Caulaincourt district, on Paris’ Right Bank
Paris, PARIS paris 75018 FR

This property, at the west foot of Montmartre hill, is in a district better known by the name of Lamarck-Caulaincourt, between that of Batignolles, the north of the Europe district and the north-west of Paris’ 9th arrondissement. First-class, dressed stone Haussmanian buildings elegantly succeed one another in this area, the most residential and middle-class, of Paris’ 18th arrondissement. Near to Rue-Caulaincourt and Rue-Lamarck shopping streets, both featuring a wide choice of food shops and well-provided with public transport networks. This flat is to be found in a quiet, tree-lined street, very near to Place Nattier - named after the famous portrait painter from the Orléans family - which, up until 1937 extended Rue-Felix-Ziem.

This flat, alone on the top floor of a late 19th century dressed stone building, faces west and provides views of superb sunsets over the Parisian rooftops for its residents to admire. Entrance to the building is protected by a numerical keypad security system. The floors are accessed from the entrance hall via double, glazed doors, controlled by an interphone security system. The caretaker for the building lives on the second floor. A quarter-turning stairway, the treads and landings of which are carpeted, leads to the various floors.
The flat’s reception area is composed of two adjoining rooms, enhanced by a balcony running alongside, which can be reached via three sets of double, glazed doors that let copious amounts of light into the room. The central, wider opening leads to a deeper section of the balcony, where a table could be installed. The L-shaped layout of the flat then provides access to a bedroom and its bathroom, both overlooking a courtyard. A separate, fully fitted kitchen is spacious. Solid wooden parquet flooring laid on original floor joists, recuperated cement floor tiles, bathroom and kitchen walls lined with bevelled ceramic tiles (metro or underground tiles), old moulded doors and a Carrara marble fireplace compose the current decoration codes. A linen room, housing the boiler, and two cellars in the basement complete this property.

Our opinion

Residents, with just the sky and the Parisian zinc rooftops as neighbours, will be able to take advantage of a tranquillity and a luminosity rarely to be found on the Right Bank, courtesy of this balcony running alongside it on the top floor of a Haussmanian building. A particularity which is quite exceptional. In pristine condition and immediately habitable, this flat is a clever blend of old decorative features and sober, well-kept materials. The layout of the areas would make it perfectly possible to convert a second bedroom, for little cost. In short, a delightful pied-à-terre which could easily become a family flat, with no loss of charm.
