The flat is located in a quiet street in the 7th arrondissement, between Avenue Rapp and Avenue de la Bourdonnais, a stone's throw from the shops of Rue Saint-Dominique and Rue de Grenelle and close to the famous Rue Clerc market. During the Second Empire, this was the site of the repository building of the Louvre department stores, which were located Place du Palais-Royal. Only the tower and its clock remain from this warehouse, like a look-out post. The Alma-Marceau and École-Militaire RER and metro stations, the numerous bus lines stopping nearby and the proximity of the banks of the Seine ensure a wide range of connections within the capital and to the suburbs. Renowned public and private schools (Victor-Duruy, Alma, La Rochefoucauld) are close to this residential and family-friendly neighbourhood.
Description
A modernist style building
The building bears witness to the high quality 1960s modernist architecture of Jean Ginsberg (1905-1983). The typical profile and proportions contrast with those of the neighbouring Haussmann-style façades. At the front, a mosaic by Victor Vasarely, followed by a low wall decorated with a red mosaic, hide the ground floor from prying eyes. This wall is topped by a hawthorn hedge and an ironwork railing delimiting the private area. The caretaker's lodge, a modernist architectural miniature, sets the tone. From the entrance, a vast patio with black and red mosaic floor and walls provides views towards the interior garden with its large lawn planted with hydrangea and heather beds, Scots and maritime pines. The flat, elegant facade expresses the functionality and sober aestheticism of this architectural style: glass, ceramic, metal and coloured mosaics. The loggias with glass railings create a double skin playing with light and shade. On sunny days, yellow blinds protect the picture windows. The common areas keep the purist spirit of the location alive. Glass doors give access to the entrance hallway featuring white lacquered wood and rosewood walls and black mosaic floors. The striking lifts have kept the main original decor: coral red lacquered doors and brushed stainless steel doors.
A tranquil flat bathed in light
The fifth floor L-shaped flat has a surface area of 116 m², it faces west and northwest. The entrance opens onto a 14 m2 hallway with a fitted wardrobe. In each room, the picture windows offer unobstructed and unobserved views of the Eiffel Tower and the landscaped garden. In the spacious 38 m² living room, the sliding doors lead to an inset balcony large enough for dining. The adjoining kitchen of almost 10 m² features an eating area. The walls painted in clean white, the pillars and beams and the glass wall transom panels underline the original modernity of the place where space and light prevail. The oak parquet flooring enhances the modernist atmosphere. A 12 m² bedroom with en-suite bathroom lined with mosaic tiles and lit by a glass block window faces the Eiffel Tower. On the other side is a second bedroom of 14 m2, followed by a study or guest room. A high swing door conceals the shower room, decorated with a checkerboard of black and ceramics, and the laundry room. Two cellars in the basement round off the property.
Our opinion
The residence, designed by a renowned architect, is an architectural success, both technically and aesthetically, with the Eiffel Tower in the spotlight. While space, calm and light are the notable assets of this flat, the independence of the different areas allows for comfort, privacy and movement. The flat can be divided, as there are two separate access doors. The prestige of the district around the Eiffel Tower adds to the seductive setting of the flat. Close to the Champ-de-Mars, the area is rich with gourmet grocery shops, renowned schools, and green and peaceful walks where it is pleasant to stroll even after dark.
