Between the Saint-Martin canal and the Haut-Marais district,
a 150 m² flat on the 5th floor of a Haussmannian building
Paris, PARIS paris 75010 FR

The Boulevard-de-Magenta is a summary of Paris’ history all in itself. A suburb until the late Middle-Ages, the district was long composed of a multitude of little narrow streets where the working classes lived. In the 19th century, Baron-Haussmann launched his policy of major works which included the creation of numerous streets, such as Boulevard-de-Magenta. Along this long street, linking Place-de-la-République to Boulevard-de-Rochechouard, numerous dressed stone buildings with balconies were constructed by the Rothschild family, attracting wealthy families and all kinds of intellectuals. This flat is just a few minutes from Quai-de-Valmy, bordering the famous Saint-Martin canal, and just a stone’s throw from the Haut-Marais district and the Carreau-du-Temple cultural centre, where little restaurants and trendy bars abound. The nearest underground stations are Jacques-Bonsergent (line 5) and Château-d'Eau (line 4).

The building, constructed in 1866, is typical of the Haussmannian style. Its white dressed stone facade was meticulously sculpted by Jean-Baptiste-Rouard. Each floor has a different ornament. Its balconies with wrought iron railings, decorated with scrolls and foliated scrolls, running alongside the second and fifth floors, its sculpted corbelling, depicting acanthus leaves, and its pilasters, with Corinthian order capitals, are all features that contribute to making this a character building.
Two sets of double doors provide access to the communal areas of the building, lined throughout with sober, elegant panelling. The first set, visible from the street and protected by a numerical keypad security system, is made of solid, wrought wood, each door featuring an oculus. The second set, fully glazed and operated via a videophone security system, open into the entrance hall, with its marble floor tiles. A lodge for the caretaker, who ensures that the premises are immaculately kept, is on the ground floor. The floors are reached via a lift or a wide, circular, wooden stairway. The solid oak wood parquet flooring on each landing is covered with thick carpeting.
This 150 m², through flat is on the fifth floor, where the most beautiful flats are laid out. A road-side balcony, running alongside for more than 20 m, provides access to seven double, triple-glazed windows, letting copious amounts of light into the reception rooms, a bedroom and its shower room. The rooms, adjoining and intercommunicating via vast, panelled double-doors and a central corridor, are spacious and easy to move around. There is magnificent, herringbone pattern, solid wood parquet flooring throughout. On the courtyard side are the main bedroom, adjoining a private bathroom, a separate toilet and a kitchen with terracotta floor tiles. The elegance of these premises has been enhanced by the preservation of cornices, fine moulding and marble fireplaces with trumeaux as well as the quality of the works carried out. Two cellars, including one with an armoured door, complete this flat.

Our opinion

Decor reflecting the Napoleon III era, luminous rooms and a location much sought-after in Paris make it easy to be immediately attracted to this property. The views and the impression of spaciousness in this middle-class, typically Parisian flat will appeal to visitors. Large rooms, pure lines and quality materials bestow it with nobility and authenticity. This flat, destined for families, will make an ideal pied-à-terre, from which to take advantage of the pleasures of the French capital’s 10th arrondissement, notably those of Villemain gardens, just a stone’s throw away. Here, in place of an old military hospital, are several sports grounds, flower beds and a children’s playground.
