This flat is in a particularly quiet, no-through road between Rue-du-Général-Leclerc and Rue-d’Alésia, in the midst of the Petit-Montrouge district. More commonly known as the Alésia district, it is one of the four districts that make up Paris’ 14th arrondissement, with Montparnasse to the north, Montsouris Park to the east and the Plaisance district to the west. As its name indicates, the Petit-Montrouge district was once a part of the town of Montrouge before it was annexed to the French capital in 1860. The everyday way of life here is pleasant and practical courtesy of the many shops and restaurants as well as the public transport network (bus routes, tramway, underground line 4) which makes it possible to reach Place-Denfert-Rochereau, Luxembourg Gardens or the Seine embankment in just a few minutes. The proximity of Porte d’Orléans, an exit on Paris’ “périphérique” ring road, is also an asset.
Description
The building still has all of its original charm. An old factory, it was rehabilitated and extended in the 1960’s. The recently restored facade features a row of windows enhancing the four floors, topped with a terrace level. The red brick gateway adds a touch of colour. In the entrance hall, a lift goes up to this flat, laid out on the fourth floor. Spanning a surface area of 26 m² and facing south-west, it provides unobstructed views of the sky and the Parisian facades. The entrance opens into a little corridor that leads to a shower room and a bright, 6 m² room, with a little fitted kitchen. The 16 m² living room which could also become a bedroom, is steeped in light courtesy of several lightwells and a row of facade windows. A riveted beam crosses the ceiling at a height of more than 2.80 m.
Our opinion
The restored building, standing in the peace and quiet of a no-through road, is in a privileged location in the lively Alésia district which, with its many shops, is steeped in the totally unpretentious charm to be found in the south of the French capital. This bright, functional flat is in need of some improvement works. With its unobstructed view, it would be ideally suited for use as an office for a professional activity or as a pied-à-terre for a student, especially as the Panthéon-Assas university is but 30-minutes away on foot.
