A 137 m² flat and its terrace, with the Eiffel Tower as a backdrop,
in the protected sector of Paris’ 7th arrondissement
Paris, PARIS paris 75007 FR

The Saint-Thomas-d'Aquin district, between Rue-du-Bac and Rue-Vaneau in Paris’ 7th arrondissement, abounds in mythical places and symbolic streets right in the middle of the protected sector. Nowadays, this district is much-appreciated for its proximity with the renowned “Bon Marché” department store and its numerous delicious treats as well as its concentration of embassies and ministries, installed in a multitude of mansion houses, each one more elegant and impressive than the next. Here, finely wrought railings, heavy carriage gates and high walls often hide large gardens where diplomates and businessmen conduct their affairs out of sight of onlookers.

Dating from the middle of the 19th century, the dressed stone building spans six floors, with one flat on each level. The hall, behind the double wooden doors that characterise the buildings of this era, provides access to an interior courtyard and, under the watchful eye of the caretaker, to the entrance to the building.
This 137 m² flat takes up the entire fifth floor. It can be directly accessed via the lift or via the building’s main stairway. A large entrance hall opens into a reception room, spanning almost 40 m². It is very bright courtesy of four sets of French windows and, above all, its south-facing terrace which is all on a level. Wide strip pattern parquet flooring and carefully designed lighting blend harmoniously with an Empire-style fireplace and its black mantel. A vast, adjoining, fully-fitted kitchen is extremely functional with its many cupboard units and its double, white granite worksurface. It is flooded with sunlight through two sets of French windows that also open out on to the terrace.
On either side of the entrance hall, influenced by the peace and quiet of the interior courtyard, are the flat’s more private areas, with a guest toilet and two bedrooms designed as suites, each one comprising a large storage area and a bathroom.
Running alongside the entire flat and planted with shrubs and flowers, the 24 m² terrace offers a unique view over the rooftops of Paris and the local mansion houses, stretching as far as the Eiffel Tower. This flat also comes with a car parking space on the ground floor, in the building courtyard, as well as a basement cellar.

Our opinion

This exceptional address is to be found in the midst of the protected sector of Paris’ 7th arrondissement, where the mansion houses were designed by the greatest of 17th and 18th century architects. Neighbouring the “Bon Marché” department store and Matignon, the nerve centre of power, this bright, quiet flat is a promise of a privileged place to live that will suit the most discreet of potential buyers. Reflecting a range of neutral hues, the luminous rooms are ingeniously laid out alongside the terrace, reinforcing the impression of space and flexibility. Elegantly converted using first-class materials, this discreetly charming flat is a serene, tranquil haven.
