The Plaine-de-Monceau was land that remained untouched and favoured as hunting grounds by the nobility until the end of the 19th century. It only started to become populated as of the 1850’s. At this time, architect Deschamps created wide boulevards west of Paris’ future 17th arrondissement under the supervision of Baron Haussmann. The middle-class buildings and mansion houses that flourished there were all pre-empted by well-known Parisian families such as the Guerlains and Rothschilds. Property investment boomed and urbanisation was extremely fast. The result was an architecturally homogenous district and one of the best preserved in Paris. Now, residential, it is also home to a number of elegant boutiques, embassies and chic restaurants.


Just a stone’s throw from Place-Pereire, the dressed stone Haussmannian building is typical of the second half of the 19th century. A wooden door, protected by a numerical keypad security system, opens into an entrance hall, with its letter boxes. A second door, fitted with an interphone security system, provides access to a wooden stairway, with its carpet runner. This flat, laid out in a star-shape on the 3rd floor, comprises a small entrance hall leading to several rooms.
On the road side, an extremely bright living room, with a fireplace, parquet flooring and moulding, features two large windows with wrought iron railings. Further on, a first bedroom has similar decorative features. On the courtyard side are a fitted kitchen, a second bedroom, a shower room and a separate toilet. Wooden cupboards have been built in.

Our opinion

This flat, with its high ceilings, fine moulding, oak wood parquet flooring and marble fireplaces, is an architectural illustration of the best of what was created under Napoleon III. The star-shaped layout of the rooms optimises space. The reception room and both bedrooms are very spacious. Light floods into every corner courtesy of its numerous windows which are virtually unoverlooked. Such properties are rarely found along one of the widest boulevards in the French capital. It is, no doubt, for all these reasons that this flat has been occupied for twenty years by the same tenants. The site is also ideal: the Petrus and Dessirier brasseries, frequented by gourmet food lovers and critics for decades, are both nearby, as is a good public transport network. All of these assets make this property, sold with tenants, a choice investment.
