Paris’ Arsenal district was once home to a convent. The former convent of the Célestins is now one of the sites occupied by the Republican Guard.
This flat dominates the Seine along Quai-Henri-IV, created in 1843 on the site of the old Ile-Louviers. It is unquestionably a district favoured by those who love water, river navigation and boats.
The promenade along the embankments, now a great classic, makes it possible to cross Paris from east to west on foot or by bike. Less exposed, that linking La-Bastille marina to the Seine gives a different perspective of the Marais district, with a unique view of the marina and its boats. It is dotted with restaurant terraces.
The Saint-Paul area and Ile-Saint-Louis, a stone’s throw from this flat, abound in excellent small food shops. Just opposite, across the bridge, the Jardin-des-Plantes and its menagerie form a green open space in the city centre.
And lastly, families will have trouble choosing between the renowned state and private schools.
Quai-de-la-Rapée and Sully-Morland underground stations as well as several bus routes or the more original Batobus make it easy to get around the French capital.


Clad in dressed stone, the building was built in 1964. A glazed door, with a numerical keypad security system, provides access to the first entrance lobby. The caretaker, in her lodge on the left-hand side, keeps a watchful eye over the premises. A second glazed door is fitted with an interphone security system. Facing one another, two stairways, with lifts, provide access to all the floors.
This third floor flat, laid out around the stairwell, has two independent entrances.
An entrance hall opens into a large living room, bordered by a picture window opening on to a balcony, overlooking the river Seine. A corridor leads to four bedrooms, a bathroom and a shower room as well as a kitchen, all of which look out the back over a vast courtyard.
Numerous cupboards, a storeroom, two cellars and a car parking space complete this property.

The flat

The entrance hall provides access to a living room via two glazed doors on the right-hand side.
Two large, south-west facing, picture windows open on to a balcony, like a large, luminous screen looking out over the Seine and the Jardin-des-Plantes.
Separated by double doors, it extends into a room which could be used as a bedroom, a dining room or a study. The corridor, on the left-hand side of the hall, goes around the stairwell, providing access to the rear of the flat.
A cupboard and a shower room, with a toilet, adjoin a first bedroom. The latter has a small toilet and a cupboard. It faces east, looking out over a large, quiet courtyard.
The room next to it is laid out as a fitted kitchen, with an eating area and a window overlooking the same courtyard. Two other bedrooms also look out over this courtyard. They are followed by a separate toilet, a large bathroom, with two wash-hand basins, a bidet and a bath, as well as by a large storage room which could easily become a dressing room.
This section of the flat, facing the second entrance door, could be divided in order to create an independent office or a second flat.

Our opinion

The watery Arsenal district features the confluence of the Saint-Martin canal and the river Seine.
The river gives the flat the daily gift of a view of its boats. The foliage of the Jardin-des-Plantes forms a verdant background as do the trees lining the embankment. The sun-facing light and its reflections illuminate this scenery beautifully.
Easy to move around, the superb layout of these spacious rooms makes this flat a very pleasant and comfortable place to live, especially for a large family. Its two entrances also make it possible to envisage a division for an independent office or a second flat.
All these assets facing the Seine in the midst of the French capital can but appeal.
