This flat is in the midst of Paris’ 16th arrondissement, 200 m from Rue-Passy, with all its shops, half-way between the Seine embankments and Ranelagh Gardens. The quiet, highly residential street reflects a certain eclecticism with classical Haussmanian style buildings facing mid-20th century, contemporary residences. The district has a particularly good underground service, line 9 (La-Muette underground station) and line 6 (Passy underground station) as well as the RER train line C (Boulainvilliers station). This area also has some good schools.
The building, with its stone facades, is laid out in an L-shape with a garden set in the “L”. Constructed in 1969, the building is built on piles with an extremely luminous ground floor. The horizontal lines formed by the balconies bring the modernist school of architecture to mind, somewhat like Le-Corbusier’s style. The entrance hall, open on to the outside courtesy of its glass walls, is lined with light-coloured marble. The building has numerical keypad and interphone security systems as well as a caretaker.
This through flat is laid out on the second of seven floors. Spanning a floor surface area of 102 m², measured in accordance with the French Carrez law, it looks out over the street and the garden. A landing provides access to both the flats on this level. Double doors open into a vestibule which opens, in turn, into a double, 36 m² living room. Two French windows open on to a 17 m² balcony. The kitchen is big enough to include an eating area but awaits renovation. It also has a back door. A first bedroom, overlooking the garden, is extended by a balcony and adjoins a marble bathroom, with a bath, a wash-hand basin, a toilet and a bidet, as well as a little dressing room. A second bedroom, on the road side, also features a balcony. A second bathroom, with its original fixtures and fittings, includes a bath, a wash-hand basin and a toilet. There is also a guest toilet in the vestibule. All the rooms in the flat are linked via a central corridor, lined on either side by numerous cupboards. The floors are laid with randomly-matched parquet flooring and the openings have electric, rolling shutters. A car parking space, with easy access, in the basement could accommodate a large vehicle; there is also a cellar. The heating system is communal.
The fact that the current owners have lived in this flat since the building was constructed, fifty years ago, is proof of the quality of life in the flat and in the district. Just the name of Passy is enough to conjure up a certain affluence, in the sense that it is easy to feel at ease here, amid the beautiful buildings, near to a multitude of shops, just above the large corridor of air created by the Seine. It is not necessary to go as far as the nearby Ranelagh Gardens to find verdant surroundings; they are there at the foot of the building. Unless the new owners are vintage enthusiasts, the inside will require renovation works as regards both layout and decoration.
