Villa-Montmorency was created 160 years ago for the Pereire brothers, business men at the time of the Second-Empire. Extending over a surface area of 6 hectares, this very well guarded, crescent-shaped hamlet is the poshest, private enclave in Paris. It has been a protected site since 1972. A green open space as well as a haven of peace, sheltered from the French capital’s hustle and bustle, its atmosphere is pastoral. It is crossed by winding alleyways, planted with trees over a hundred years old and illuminated by streetlights dating from the Belle-Époque. It is dotted with a hundred or so mansion houses and luxurious villas with a wide variety of architecture, very often inspired by that of the seaside villas in Deauville and Arcachon which were fashionable at the time of their construction.
Villa-Montmorency is near to the “village” of Auteuil, with its little market and its shops. It is also not far from Longchamp racecourse, the Bois-de-Boulogne and the ever practical “périphérique” ring road.


This 2-storey flat is in a superb early 20th century residence, housing three co-owners. Resembling a house, it is on the second and top floors. Its first level comprises an entrance hall, a magnificent 64 m² reception room, with a spectacularly high ceiling spanning the two storeys, opening on to a wooded balcony. Also on the first level are a kitchen, a dressing-laundry room, a study or a bedroom, with a shower room and a toilet. The second level includes a 40 m² terrace, a master bedroom, with air-conditioning, a bathroom and another bedroom currently in use as a dressing room. A cellar comes with this flat which is extremely bright and sunny as well as peaceful and unoverlooked. It also has an unobstructed view over its verdant surroundings.

The flat

An entrance door on the ground floor provides access to a communal stairway, leading up to the first floor. The actual front door to the flat opens directly on to a private stairway leading up to the second floor.

First level
The entrance hall provides access to a striking 64 m² reception room, the height of its cathedral ceiling being equal to the two storeys! An impressive window, with a curved fanlight and of a size suited to the volume to be illuminated, lets in copious amounts of day and sunlight. This south-facing room is extended by an 11 m² terrace with balusters. A bedroom and its shower room are on the left-hand side. A fully fitted kitchen is laid out longwise, with east-facing windows. On the left-hand side, a few steps lead to a laundry-dressing room. A long balcony corridor, looking down on to the reception area, runs along its north and east sides. It is reached via a stairway, the same one that goes up to the second level.
Second level
The balcony corridor is steeped in light not only by the picture windows that open on to the large, 40 m², wooded terrace, but also by the atrium above it. This corridor provides access to the air-conditioned master bedroom which opens directly on to the terrace, and to its adjoining bathroom. The current dressing room was once a bedroom, with its own shower room and toilet, a layout which could be reinstated.

Our opinion

The fact that well-known politicians and show business personalities have chosen Villa-Montmorency as a place to live in Paris says much about the tranquillity that reigns over these well-guarded premises and the harmony that they exude. The reception room in this flat is the size of a lounge on board a cruise liner. The vast terrace on the upper level is an introduction to the estate’s extensive natural surroundings. Completely unoverlooked with no upstairs neighbours, it is possible to park just below the flat for an annual fee. The initial 3-bedroom layout could be reinstated. Birdsong is the only background noise.
