Location

Bérault (line 1) underground station is at the foot of the middle-class residential building, one of those, contemporary or older, that are to be found in this district of Vincennes, where there are also numerous shops and a superb heritage including, for instance, Bégin military hospital or the French National Geographic Institute designer building. The RER train line A is 500 m away, the Bois-de-Vincennes and Saint-Mandé lake are even closer. The town centre, with its market, is 500 m away. The local area also includes good private and state schools. The “périphérique” ring road and Paris are quickly reached via the Porte-de-Vincennes, less than a kilometre away.

Description

This flat, right next to Bérault (line 1) underground station and not far from the RER train line A, is in a residential and shopping district very near to the Bois-de-Vincennes. Alone on the fifth floor, reached via a lift, it is part of a neo-classical building, which was raised in the 1920’s. It has wonderful, clear views. Spanning 97 m², it is laid out in a star-shape around a vast vestibule-library which leads to a double, 32 m² living room, a kitchen with a small eating area, a guest toilet and a storage room. The night-time section comprises two bedrooms, with the possibility of creating a third, one of which has a dressing room (possibility of a shower room) and a bathroom. The sober architecture, typical of the 1920’s, is enhanced with parquet flooring, old doors, spacious rooms and a fireplace. There is an area for storing bikes and pushchairs on the ground floor and a cellar in the basement.

The building

This building was constructed over four levels in a neo-classical style at the end of the 19th century. It was then raised by three additional levels in an Art Deco style, integrating concrete bow windows and featuring wider openings, in the 1920’s. The building now spans seven floors, with a single flat on each level.

The flat

This flat is on the 5th floor, reached via a lift. Taking up the entire floor, it spans a floor surface area of 97.05 m², measured in accordance with the French Carrez law. A through flat, it faces north-south and has a clear view on either side. The layout is star-shaped. Double doors open into a vast vestibule-library, extended by a double, south-facing living room (total reception surface area of 44.80 m²). Other rooms include a kitchen with a small eating area, a storage room and a guest toilet with a wash-hand basin. The night-time section comprises a first bedroom with a dressing room (possibility of a shower room) and a fireplace, a second bedroom and a bathroom. The sober architecture, typical of the 1920’s, is enhanced with strip pattern parquet flooring, old doors, spacious rooms and a fireplace. There is an area for storing bikes and pushchairs on the ground floor and a cellar in the basement.

Our opinion

With line 1 of the underground, which crosses the French capital from east to west, at the foot of the building, it is just like living in Paris. It is, however, better as the Bois-de-Vincennes brings green open spaces into this lively, airy and well-built district. The unobstructed views give a feeling of freedom, just like the flat’s sober interior decoration which gives new residents free rein. They obviously cannot make a mistake with this flat as it stands.
