This property is on the tourist route for the towns of Geneva, Annecy and Aix-les-Bains, near to the little town of Rumilly in the French department of Haute-Savoie, the historic centre of the Albanais area nestling between the Annecy and Bourget lakes on the outskirts of Bauges Regional Nature Park. A region with a mild, very sunny climate in the summer and good winter seasons with the nearby ski resorts, the Albanais area, comprising farmland and vast forests, came down through the centuries as part of the history of Savoy which was finally annexed to France in 1860.
This property is easy to reach as it is about 10 minutes from Rumilly (SNCF train station, all shops and schools), 30 minutes from Annecy and Aix-les-Bains (TGV train stations) and 50 minutes from Geneva. The nearest international airports are those of Geneva (50 minutes away) and Lyon Saint-Exupéry (75 minutes away). Chambery-Aix airport, just over 30 minutes away, also has some international flights, predominantly to Great Britain.
A slip road for the A41 motorway (links to Geneva / Lyon / the South of France / Italy) is 15 minutes away.
Despite the rustic simplicity of its outline, this chateau no longer has the defensive system it had in the Middle-Ages, having been redesigned as a country residence as of the 18th century. Still remaining from its original features is a central, square tower, standing between two wings. Spanning two levels, it was fully renovated ten or so years ago. With its annex buildings, it is set around a square gravel courtyard, closed by impressive gates.
The chateau has a ground surface area of more than 400 m². The reception rooms on the first level of living space open on to a vast landscaped terrace, planted with thin cypress trees, flanking a fountain. There are six bedrooms.
The buildings enclosing the square courtyard span a ground surface area of approx. 460 m². The east section comprises a completely self-contained dwelling and two flats. The west section, facing it, has five independent suites.
The stables have a ground surface area of approx. 380 m², with 7 functional horse loose boxes and an annex barn.
The function room
The function room has a ground surface area of 180 m². It spans two levels, with a large outside terrace and professional kitchens.
The club-house spans 280 m². It also comprises a large covered area spanning 60 m²; an adjoining workshop and a barn.
The guest house
The guest house spans a ground surface area of approx. 65 m². It is laid out over two levels.
The tack room
The ground surface area of the tack room is approx. 25 m².
This chateau exudes an Italian air which is more than acceptable in Savoy: the region having belonged to a state spanning the Alps for centuries. The horse rules over this estate courtesy of its outbuildings, its facilities and the extent of the land. It is obviously also a place for holding functions and taking breaks, made delightful not only by the home comforts resulting from recent renovation works but also by the interesting towns nearby, the names of which conjure up promises of opulence and well-being. The old centre of the little town of Rumilly will be the first place that new owners will recommend to their guests.
