A fully renovated, 116 m² flat
in a Louis XIII chateau less than an hour from Paris

Fontainebleau, SEINE-ET-MARNE ile-de-france 77300 FR
Île-de-France

Location

Set in wooded surroundings, the chateau stands proudly in a little town, with infant and junior schools, 60 km from Paris via the A6 motorway, on the edge of the Fontainebleau and Trois-Pignons forests, near to Milly-la-Forêt, 10 minutes from three RER train stations with links to the French capital and 45 minutes from Orly international airport.

Description

A feudal fortress stood on the site in the Middle-Ages and the polygonal layout of the water-filled moats most certainly dates from this era. The chateau was rebuilt in the 17th century. Parisians will immediately recognise the Louis XIII style from the Place-des-Vosges, reflected in the use of stone and brick as construction materials, in its red and white colours and in its steeply sloping slate roofs.
Resembling small wings, two pavilions are set at right angles on either side of the central building. The building spans three levels, one of which consists of high-roofed attic space. Copious amounts of light flood into the first two levels via large, closely spaced windows. Similarly arranged shed dormers, as well as skylights set in the roof of the central building, illuminate the attic space. A veranda has recently been added to the south side, bordering the moat. Extending the ground floor the full length of the facade, it has created a vast terrace on the first floor.
Although still wooded, the chateau’s historic estate has now become residential. A horse-riding centre has set up home in the old outbuildings. The main entrance to the chateau takes the form of a bridge, spanning the moat and featuring balusters as well as security gates. A designated area has been partially gravelled for the parking of cars to the east of the building.
A rear walkway, with balusters, makes it possible to cross the moat on foot directly in front of the veranda and follow a forest path running alongside the water to the nearby river.
The inside of the chateau has been converted into seven flats which are laid out around a wide Louis XIII style wooden stairway, with terracotta tile steps and herringbone pattern parquet flooring on the landings.

The flat

This flat, laid out on the second floor of the chateau, can be reached via the Louis XIII style stairway. The front door opens directly into a vast lounge, illuminated via five windows. This room includes an open-plan kitchen area. A corridor leads to two bedrooms, each with their own fitted cupboards and bath or shower room, as well as to a toilet. Both bedrooms look out two facades via two separate windows.
A mezzanine level in the lounge has made it possible to create a study, a bedroom and a shower room. All with sloping ceilings, they are illuminated via skylights. These bright, original and comfortable rooms have been meticulously converted under the rafters.

Our opinion

In the past, large chateaux were composed of separate sets of rooms, or flats, where members of the court, family and relations lived all year round or during the holidays. This is then but a contemporary version. Purchasing one of these flats as a main residence or as a holiday home would be like choosing the best of two worlds. New owners will have a character home in a historic building in a wooded setting as well as modern-day comforts without the hassle or the running costs of a large house and all just an hour from Paris.
