1,700 m² for developing an activity in a 16th century chateau,
awaiting renovation, in the French department of Var
, VAR provence-cote-dazur FR

Location

This building stands in a dominant position in a little village in the French department of Upper Var. It is about an hour from Aix-en-Provence TGV train station as well as Marignane airport, 75 minutes from Marseille, 80 minutes from Toulon and 50 minutes from Aix-en-Provence. Shops are but 10 minutes away.

Description

A human settlement that paid its dues to the Abbey of Saint-Victor in Marseille has existed here since the 11th century. It was destroyed in the 14th century and reconstructed at the end of the 16th century. This chateau was rebuilt at the same time as the village. The central building and its outbuildings were laid out in U-shape on either side of an inner courtyard. In the 1970’s the outbuildings were transformed and extended to create numerous bedrooms with the intention of starting a hotel and catering activity. The central section and the east wing span three levels, the west wing has but two. The facades flanking the main courtyard have mullioned windows, with small panes on the ground floor and plain glazing upstairs. The facade is flanked on either side by two square towers that form the connection with the wings. Another taller, narrow, round tower adjoins the square tower on the west side. The southern garden section is flat and includes a swimming pool area, out of sight of onlookers. The parklands on the north and west sides are steeper.

The chateau

The central section.

Ground floor
The entrance, set in the middle of the building, provides access to a large entrance hall-living room, with a stone fireplace, at the end of which is a stone stairway, featuring balusters, going upstairs. A back stairway helps to make it easy to move around. A lounge, on the west side, communicates with a library, on the north side, and with a little study, on the south side. On the east side are a dining room, a hall area, a kitchen, with a back kitchen, two cellars, a toilet and a boiler room. Most of the floors are covered with Comblanchien stone or red, hexagonal terracotta tiles. The mantel of the monumental fireplace is supported by sculpted stone columns. The high ceilings are enhanced with moulding or decorative plasterwork like some of the first floor bedrooms. The windows, some with indoor shutters, feature small panes. A door at the bottom of the stairway provides access to the cellar.
First floor
This level spans approx. 250 m². The stairway goes to two landings and a gallery which provides access to five bedrooms, two of which have bathrooms and three have toilets, an anteroom and a small study. An area with an independent access on the north-east side overlooking the street comprises two offices and six treatment cubicles, two of which have showers. On the south-east side, following on from the east wing, is a flat with an independent entrance on the village side and three rooms. The floors on this level are covered with red terracotta tiles or tiling.
Second floor
This level has spacious rooms and comprises four staff bedrooms and attics. The floors are covered with old, red, square terracotta tiles.

The east wing

Ground floor
Spanning a floor surface area of 169 m², this level includes a dining room that can accommodate 50 covers, a reception hall, two bedrooms, a lounge opening on to the garden and a kitchen.
First floor
A long corridor provides access to six, east-facing bedrooms, each with its own bathroom. This level spans a total of 161 m².
Second floor
This level, spanning a floor surface area of 260 m², comprises a long corridor providing access to 10 bedrooms, each with its own bathroom and an eleventh bedroom with a shower.
A linen room completes this floor.

The west wing

Ground floor
All on a level with the garden and the inner courtyard, this area comprises a 3-car garage, a workshop and a games room.
First floor
This level, spanning approx. 220 m², includes six bedrooms (spanning between 25 and 30 m²) which have an unobstructed view over the valley on the west side; each has its own bathroom. It is reached via a stairway, going up from the ground floor and leading to a long corridor that overlooks the courtyard and provides access to the bedrooms. The floors are covered with carpet, whilst the bathrooms are tiled.

The parklands

Spanning approx. 1 ha, the parklands are divided into a 2,800 m² walled area in the inner courtyard, with trees over one hundred years old and a swimming pool on the south side, and terraced wooded areas on the north and west sides. A partially wooded, plot of land, spanning approx. 5,500 m², to the south of the access road also belongs to the property and could be used as a carpark.

Our opinion

The entablature, with its pilasters, surrounding the front door sets the sober, regular and harmonious tone for the rest of the building. Its restful well-being begins with its architecture. Although this chateau is in need of renovation works, it is steeped in potential! It already has thirty bedrooms for accommodating tourists, guests and those taking part in seminaries or courses. No restrictions are imposed by the PLU (Plan Local d’Urbanisme / Local Planning Programme). The surrounding area extends a welcome to hikers, horse-riders and all nature lovers. The distant view is like a magnet and the nearby village remains authentic.
