Location

This property, on the outskirts of a medieval village, extends over about 20 hectares of land in the plain formed by the river Loire. The old medieval fortified village was in a forward strategic position for the lords of Beaujeu against the counts of Forez. Vestiges of this past include the tower of the former castle, the door of the feudal perimeter wall, a few mansion houses and ten or so half-timbered houses.
Just 5 minutes from the urban area of Roanne, an hour from Saint-Etienne and from Lyon, with its 2-hour TGV train links to Paris. Saint-Exupéry international airport is 1½ hours away.

Description

This property extends over approx. 20 ha of land in the vicinity of the village. Two hectares of parklands, laid out around the chateau and its outbuildings, are surrounded in turn by the rest of the farmland. Wrought iron gates open on to a long, red gravel driveway, bordered by trees over a hundred years old. It leads to the chateau and to its outbuildings. This Napoleon III style chateau is contrastingly flanked by two tall, round, red brick towers, topped with candlesnuffer roofs. A caretaker’s cottage stands near to the chateau and the other outbuildings (an old greenhouse, a vast fam shed and a building housing garages).

The chateau

This Napoleon III style chateau stands in the midst of parklands. It spans three levels of living space under a steep, slate roof, decorated with shed dormers and finials. Two red brick towers flank one of the facades. All the facades look widely out over the parklands through symmetrically arranged openings.


Ground floor
The main entrance is set in the centre of the facade flanked by the towers. The double wooden doors are partially decorated with stained glass windows. They open into a first vestibule, the floor of which is laid with brick and black terracotta tiles. It houses a superb stone stairway which goes up to the floor above. This through vestibule provides access to a second set of double wooden doors and has a side entrance. Another set of double wooden doors lead to a second vestibule which communicates with the parklands via an opening. The two flights of steps that lead to the parklands go down from a porch, protected by a highly wrought canopy. The entrance vestibule provides access to a vast kitchen, heated by a stone fireplace, which communicates with a pantry housed in one of the towers. Straight on, a little lounge is decorated by two bookshelf units that flank a stone and brick fireplace, topped by a mirror trumeau. The central section of the vestibule leads to a toilet and a study. A vaulted passageway provides access to a toilet and precedes a vast dining room, which opens on to the parklands via two wide windows. This passageway also provides access to the kitchen. The second vestibule leads on either side to two large reception rooms. On one side, the state lounge is richly enhanced with black and gold wall panelling. The ceiling moulding and the central ceiling rose match the elegant parquet flooring. On the other side, a living room is decorated with wall panelling and the floor features old cement tiles. It communicates with the large, adjoining dining room.
First floor
The stone stairway, protected by iron railings, leads upstairs. A landing provides access to a suite, comprising a private bathroom and a bedroom with a separate toilet. Communicating with one another, they are both heated via old fireplaces and beautiful parquet flooring. A corridor leads to a toilet as well as to a shower and a bathroom adjoining a vast bedroom. The latter is extremely bright and enhanced with a stone fireplace. The corridor finally provides access to two large, luminous bedrooms, laid out on a slightly higher level at the top of a few steps. One of them has a balcony with a superb view over the parklands. Both bedrooms have their own toilet. Their fireplaces are made of marble and their floors covered with parquet flooring. Two stairways go up from this level to the top floor.
Second floor
One of the stairways goes up to the second floor where five bedrooms, once used by the domestic staff, are laid out. They all have sloping ceilings and span a total floor surface area of 77 m².
The second stairway provides access to two attics, used as storage space, which could easily be converted. They span a floor surface area of approx. 190 m².

The caretaker’s cottage

This cottage stands near to the chateau. Constructed in the 19th century, it spans two levels. The facades are rendered and the openings framed with brick. Only one section of this 75 m² house is occupied by the caretakers, the rest requires renovation works.

The outbuildings

Another building houses garages and a workshop. Upstairs, a room and a large games room take up the area under the roof. Once conversion works have been carried out, this outbuilding could easily be used as living space.
Not far away, set out behind the caretaker’s cottage and the garages, a little courtyard provides access to the old glass greenhouse with its metal structure. It was heated using gas. It adjoins a vast, stone and brick farm shed.

Our opinion

The immediate surroundings are rural, although the town, the main communication routes and a marina on the river Loire are nearby. All these assets would encourage the use of this property for a hotel and catering activity which could be expanded by converting the caretaker’s cottage and the garage building. The chateau’s sober Napoleon III style facades are enlivened by two neo-medieval brick towers. The interesting size and decor of the interior will incite new owners to carry out the necessary works. The old vegetable garden and the greenhouse are but waiting to be revived.
