Location

This estate is in a highland area, featuring the irregular-shaped fields separated by hedges and ditches that are so typical of the French department of Vendée. It is set between Mont-des-Alouettes, with its historic mills, and Vendrennes forest, in totally unspoilt surroundings. Nantes and its airport are less than an hour away by car. The A83 and the A87 motorways are within easy reach. Near to the dynamic town of Les-Herbiers, this chateau also benefits from the proximity of the Puy du Fou historical theme park, just 15 km away. Les-Sables-d'Olonne and its beaches are an hour away, La-Roche-sur-Yon and Cholet are 30 minutes away.

Description

One of the property’s two main entrances leads directly from the church in the middle of the town. The parklands, laid out over more than 7 ha, surround the chateau and its outbuildings. All that remains of the original feudal castle, burnt during the Vendée Wars, are a tower and a 15th century chapel, listed as French historic monuments. The other outbuildings, discreetly concealed by one-hundred-year-old trees, have a view of the neighbouring fields and the parish bell-tower.

The chateau

This chateau spans four 600 m² levels, including the basement, and totals approx. 1,800 m² of living space. It comprises a central building which has several projections. On each of the four corners of the building, a tower with a candlesnuffer roof dominates the parklands and the town. The first projection is reached via the porch. The coats-of-arms of the old family are sculpted in the stone topping one of the many tall windows, above the main door. The rooms inside the chateau are captivating. The size of each room and the overall luminosity enhance the quality of the outstanding materials such as the Burgundy stone, the slate and the oak wood panelling.


Ground floor
A few stone steps lead up to the porch and the main entrance. On the left-hand side is an office, with two kitchens, following one on from the other. One is fitted with professional fixtures and fittings, whilst the other, with its granite floor, has a cast iron, wood-fired cooker. The back stairway on this side of the chateau goes up to all the floors. On the right-hand side of the entrance door, the hall and the wide main stairway precede a television lounge and a suite (lounge, bedroom, bathroom, toilet) with a view over the parklands. On the chateau’s other facade, looking out over the swimming pool, is a smoking room with a bar, adjoining a large lounge and a dining room. With their large floor surface areas, these rooms are ideal for functions. The ceilings go up to a height of 4.5 m throughout and the windows are fitted with indoor shutters.
First floor
The vast, first floor landing and two corridors provide access to five bedrooms, each with their own shower room, and to two suites, each comprising a master bedroom, a child’s bedroom and a shower room, making it possible to accommodate an entire family or numerous guests.
Second floor
This top floor is reached via the back stairway. Its layout is similar to that on the floor below. This level, spanning approx. 600 m², still awaits conversion and, therefore, new owners can give free rein to their imaginations. Additional bedrooms and suites, meeting rooms or even recreational areas are amongst the possibilities that could be envisaged.
Basement
The basement area, in pristine condition and with natural aeration, is extremely spacious. The presence of several cellars will appeal to wine enthusiasts who will be able to organise and lay down vintage wines as they so desire.

The parklands

These landscaped parklands, extending over 7.50 ha, are planted with various species of trees over a hundred years old. Three separate entrances provide access to these completely enclosed parklands. One leads directly to the town church, another to one of the main streets. The last one goes to a lane on the outside of the town. On the edge of a lake stands the last existing tower of the first castle which was burnt during the Vendée Wars. The other outstanding feature of the estate, contained in the parklands, is a 15th century, listed chapel which was beautifully restored in the 19th century. The walls are entirely covered with murals: scallop shells and fleur-de-lis. It is said that this chapel was used as a stopover by pilgrims going to Spain along one of the Ways of St James.


Outbuilding
Adjoining the chapel is the old outbuilding that was used by the domestic staff. Currently in use as a garage, it could easily be converted for organising cultural or festive events or for creating a bed & breakfast activity or holiday rental accommodation units.
Former rural farm
This old, 400 m² farmhouse now has all modern-day home comforts. A vast, authentic building exuding character, it harmoniously completes the estate.

Our opinion

“Simple elegance is what delights us”. Ovid knew long ago how to express what everyone feels when they first see this outstanding property. This chateau, pointing skywards via the conical roofs on its towers that flank the hip slate roofs, could become a prestigious hotel, a gastronomic restaurant or even a wine tasting mecca, given its exceptional cellars. The top floor, currently awaiting conversion, gives free rein to the imagination and the most ambitious could put together numerous projects possibly linked to the nearby Puy-du-Fou theme park.
