Location

This property is in a highland area, featuring the irregular-shaped fields separated by hedges and ditches that are so typical of the French department of Vendée, next to Les-Herbiers, the most dynamic town in the region. All the large towns in the west of France are easy to reach courtesy of a very well developed road network. Nantes, Angers, La-Roche-sur-Yon and Cholet are less than an hour away. Le-Mans, Rennes and even Poitiers are less than two hours away.

Description

The local bakery, schools and amenities are but a hundred metres away from this property which cannot be seen from the street. Its tall, remote-controlled gates as well as its rental buildings protect the privacy of the chateau and its residents. Standing in a dominant position, this estate has an exceptional view over the irregular-shaped fields separated by hedges and ditches that are so typical of the French department of Vendée. The chateau is reached via the main driveway which also provides access to the outbuildings, notably a vast farm shed, a workshop, a rehearsal room and a garage.

The chateau

This chateau, constructed at the beginning of the 1800’s, was restored in a refined manner in the 1980’s. The carcass is composed of granite stone, with a traditional roofing framework covered with natural slate tiles from Spain. Spanning four levels, the building features a plain, elegant architecture with a central building and two wings, set slightly back under pavilion roofs. The layout of the rooms is both sensible and practical. The swimming pool and the leisure area, with its spa bath and its hammam, enable residents to relax inside as well as outside the chateau. The windows are all double glazed and the chateau is connected to mains drainage. Heating is provided by a mains gas-fired condensing boiler.


Ground floor
The front door, flanked by two Tuscan-order columns, opens into the main hall with an impressively high ceiling. It provides access to the reception rooms, the upper floors and the leisure area in the basement. A dining room, closed by double oak wood doors, features tall windows and an outstanding view over the parklands and the local countryside. It precedes a lounge, with a fireplace and, just like the dining room, solid wood parquet flooring. The wall decoration is reminiscent of the freestone from the Loire Valley. A fully fitted kitchen and a storeroom constitute the last rooms on the ground floor. The adjoining, west-facing terrace is ideal for taking meals outside. And lastly, a separate toilet with a wash-hand basin has been installed under the stairway in the hall.
First floor
The stairway goes up to an area that the current owners have completely redesigned. Two bedrooms have disappeared in the aim of making the remaining rooms bigger and brighter. The large landing provides access to a study, furnished with maple wood, a first large bedroom, with a bathroom and a view over the parklands, as well as to a second bedroom and a toilet. And lastly, a double-aspect corridor leads to the biggest bedroom in the chateau, with its Italian style shower and toilet. This level still has its original solid wood parquet flooring throughout but it is now sealed.
Second floor
This level comprises a family suite with two bedrooms (one of which has an unobstructed view over the countryside), a private lounge, a bathroom and a separate toilet. The privacy of residents is therefore guaranteed right up to the roof.
Basement
The vast and immaculately kept basement is given over to the residents’ well-being, with a spa bath and a hammam. It also has a changing room. This level is tiled throughout. A semi-underground cellar, spanning a large floor surface area at the other end, provides optimum conditions for laying down wine.
The parklands
The chateau is constructed to the rear of more than 1.7 ha of landscaped parklands which can be easily reached from the main driveway or the dining room. In any event, the vast paved terrace and the heated, salt-water swimming pool are but an invitation for residents to relax. The shade of numerous species of trees, including magnificent cedars, and the coolness of the lake, crossed by a wooden bridge, form a very pleasant setting for taking quiet walks during the hottest part of the day. Lighting has been installed in the parklands, making night-time strolls possible. There is also an automatic watering system. A 9 m deep, stone well is used for irrigation purposes.

The outbuildings


Farmhouse building
This farm building has been divided into three 2 and 3-room dwellings, which are rented on an annual basis and generate regular income.
Open barn
This vast building spans a ground surface area of approx. 260 m² and has a 100 m² basement.
The stables
The stables currently comprise a large converted workshop which can take professional machines, a rehearsal room, a garage and an area for storing firewood.

Our opinion

This small chateau, reflecting a reasonable elegance, will appeal to all tastes. Just a stone’s throw from the shops, its dominant position provides its residents with an amazing view of the Vendee's bocage countryside. Set in one of the most dynamic areas of France, the main feature in its immediate surroundings is water. Its lake is spanned by the gentle arch of a little wooden bridge and its large swimming pool is surrounded by a terrace where residents simply love to spend time relaxing. It not only provides well-being for a large family but also a rental income from three dwellings, laid out to ensure the utmost privacy of the premises. Such a combination can but exude a certain magic.
