The vineyard, the wine
20 ha of the 43 ha currently planted with vine stock have AOC Saint-Chinian classification, the remainder is local wine, classified as Pays-d’Oc - Pays-de-l’Hérault.
Saint-Chinian appellation wine is produced on shale hills.
The local wine is produced in deeper, alluvial soil.

This 3-storey residence, built in the late 19th, early 20th century, is characterised by its three, very different facades. The sober, entrance facade looks out over a vast plateau, at the end of which are large outbuildings. Its only decoration is the stone framing around the windows and that around the arched entrance door. The south facade, facing a wide plateau, raised in relation to the parklands, features roofs on varying levels and the arched openings of the orangery. The parklands side comprises a gallery, under brick and stone arcades, which is topped with a terrace, bordered by balusters. Seen from this angle, the residence resembles an Italian style villa.
The recent roof is insulated. The inside still has its original decoration. Works to add modern-day home comforts will need to include the installation of a central heating system. A project was recently drawn up with this in mind.
The garden level (approx. 202 m²) facing south and the parklands, is bordered by the gallery. A large orangery, abundantly illuminated via arched French windows, spans 157 m². In addition to this, there is a storeroom as well as a stairway.
The ground floor, spanning approx. 387 m², comprises a large corridor providing access to three bedrooms, with two shower rooms on one side and, on the other, a study, the wide stairway with its wrought iron railings, a chapel and a large lounge. Another corridor leads to a dining room, a so-called hunting room, a kitchen, a back kitchen and a bathroom. Some rooms open on to terraces, spanning approx. 170 m², which overlook the parklands.
The first floor, spanning approx. 162 m², includes four bedrooms and a terrace, spanning approx. 62 m².
The second floor, spanning approx. 162 m², also has seven rooms, one of which is small.
The outbuildings comprise three main buildings:
- A large building, laid out longwise, stands on the right-hand side at the end of the entrance courtyard. It spans approx. 283 m² over each of its two levels and comprises:
Offices, spanning 52 m² and 52 m² upstairs.
The former stable, spanning 109 m².
A 2-storey flat, spanning a total of 144 m².
An upstairs flat, spanning 40 m² and awaiting renovation.
A 127 m² barn.
A covered, through passageway is to be found on the ground floor.
- A building, standing at the rear, spanning approx. 353 m² on the ground floor is divided into a 246 m² storage area, a 60 m² tasting room and a 35 m² room awaiting conversion. The first floor, spanning 96 m², also awaits conversion.
- Extending the house are a series of storage areas, spanning approx. 650 m², and an 82 m² flat, awaiting renovation.
The wine storehouse, spanning a ground surface area of 980 m², has a concrete and stainless steel vat. It adjoins the end of the extension of the main residence. It has a completely independent entrance, at a distance on a lower level.
Further away, a large metal farm shed, spanning approx. 650 m², is used for storing farming equipment.
The ground floor terraces and gallery look out over these parklands. Extending on a lower level on the south side and to the west of the residence, they are enhanced with tall trees, over a hundred years old, some of which are fairly rare. A large lake is fed by springs. Meadows extend down to the river.
High hills, with rock sticking out through the Mediterranean vegetation, line the horizon beyond the vine stock. The vineyard, spanning a potential 50 ha, produces organic red, notably AOC Saint-Chinian, and white wine. Everything is in place such that the activity can be successfully continued and even developed as the vast outbuildings are like a reserve for projects. And then, there is this stately, unpretentious residence, one of the facades of which features a refined gallery where semi-circular arcades are enhanced with Ionic order pilasters. A great deal of the interior decoration is worth saving during the required renovation works. Mature trees standing in the parklands are reflected in the lake. It goes without saying that the price does not include stocks or pre-paid crop expenses.
