Location

This property, standing in a town in the French department of Oise, can easily be reached via main roads such as the A1 motorway, putting Roissy 28 km away and Paris 51 km away. It is 5 km from Senlis which has a wealth of heritage, just like Chantilly, 15 km away. This estate comprises grasslands, ideal for accommodating horses. Halatte Forest is nearby.

Description

Carriage gates provide access to this farm. The buildings, set out around a square courtyard, comprise the main house, followed by the barns of the former farming activity, with their great conversion potential, all on the left-hand side. The large farm building, spanning ground, first and attic floors, is entirely constructed from stone. The traditional roofing frameworks support roofs covered with flat and slate tiles. The property is dominated by a tall, 13th century tower. Following on from the barns, sections of the buildings have been rehabilitated as three, 3-bedroom houses and a 1-bedroom flat. A second porch way provides access to the grasslands. The section on the right-hand side of the entrance porch way is a stable, with horse loose boxes. This estate, spanning more than 10 hectares, consists of grasslands, a training arena, an indoor arena, horse loose boxes and a landscaped garden.

The main residence

Just like the other buildings, the main residence is enhanced by its sky blue shutters. It is built of stone and extends over ground, first and attic floors.


Ground floor
The vast entrance hall, with its Burgundy stone floor tiles, houses the original oak wood stairway, with its wooden hand rail and wrought iron railings. Double, curved, glazed doors open into a dining room, with a 3 m high ceiling, Burgundy stone floor tiles and a marble fireplace, topped with a mirror. It precedes a back kitchen, a study, a welcoming, double lounge, with magnificent oak wood parquet flooring and a stone fireplace. The room is illuminated via large openings as well as by a bow window overlooking the courtyard. On the other side, a fully fitted kitchen features terracotta floor tiles. It would be possible to extend into the old stable, with its brick flooring and its vaulted ceiling, as it adjoins the kitchen. The latter provides access to a cellar that is also vaulted.
First floor
The original flooring is made of pinewood. High ceilings make large, triangular arched windows possible. A vast, mezzanine landing provides access to an anteroom and a master suite, with a bedroom and a bathroom, also featuring a magnificent marble fireplace. These are followed by four bedrooms, all overlooking the street and featuring the same parquet flooring, fireplaces and floor surface areas, apart from one of them which has restored half-timbering. Also upstairs are a toilet, a shower room and a linen room. One of the bedrooms (like the kitchen on the ground floor), communicates with the attic above the stable which, once again, provides great extension potential.
Outbuilding
The farm building is accompanied by several outbuildings. These old farm buildings, following the main residence, still await rehabilitation. The tower provides access to several attics also awaiting conversion, large floor surface areas that could be used to create a bed & breakfast activity.
A majestic barn, completely open, was used for drying maize for the livestock. This is yet another area awaiting reconversion.

Group of buildings
Next to the barn, a 3-bedroom, holiday accommodation rental unit, spanning approx. 90 m² (rented for a minimum of 3 nights for €620) has been fully renovated in line with modern day expectations. The front door opens directly into a bright living room, overlooking the enclosed garden which precedes the estate’s grasslands. The fully fitted kitchen is spacious. There are square terracotta floor tiles throughout the ground floor. Upstairs, with solid wood parquet flooring throughout, are three spacious, fully renovated bedrooms, all with contemporary decoration and all with a bathroom and toilet.
A 1-bedroom flat adjoins this holiday rental accommodation unit. It comprises a very bright living room with an open-plan fitted kitchen area. The bedroom is accompanied by a shower room and toilet. Next to this flat are a large covered area and the porch way providing access to the rest of the estate.
Opposite, two 3-bedroom houses, spanning approx. 100 m², are rented. Both comprise an open-plan fitted kitchen area in a large living room with a view over the estate, as well as three bedrooms, with bathroom and toilet. These houses have been completely renovated using beautiful materials.

The stables
To these outbuildings can be added a stable. Fully fitted, it comprises an office, a toilet, 17 indoor horse loose boxes (3/4), the central alley of which is entirely paved, as well as a tack room, with its lockers. The porch way leads to outdoor grooming areas. At the end are a recently constructed indoor arena, with a wooden framework, outdoor horse loose boxes and a fodder storage area. The nearby training ring is fully illuminated and fitted with an automatic watering system. A club-house, a lunge ring, a 4-horse walker and grasslands, supplied with water and completely surrounded by electrified fencing are also available for horses and riders.
Meadows
All of the land is devoted to the equestrian activity. Meadows are laid out with wooden rails as well as electrified fencing. Running water is supplied to each paddock.

Our opinion

A horses’ haven, it has everything an equestrian activity requires, including extensive accommodation for enthusiasts. Furthermore, it is quite simply magnificent with its tall, 13th century tower flanked on either side by the wings housing the residence and the outbuildings. The square courtyard delimits a little, enclosed world, opening on to ten hectares of grasslands. All the buildings are interesting, even inspiring such that creativity and dynamism still have a great deal of space in which to excel.
