A renovated, ecological farm with outbuildings, an ecological holiday rental unit
and equestrian facilities with some 20 ha of meadows and woods in Ardèche

Tournon-sur-Rhône, ARDECHE rhones-alps 07300 FR

This property stands at an altitude of about 600 m, in a verdant, peaceful setting, on the Ardèche plateaux near to the Doux Valley. Home to the “Ardéchoise”, a major cycle race using mountain roads, and to a local cheese “caillé-doux”, this area of the French department of Ardèche, with its scenery, inhabitants, traditions and culture, is typical of the Upper-Vivarais region. The view over the Alps and the Vercors mountains on a clear day is breathtaking. The authenticity of the old houses found around the bends in the roads is striking and there are many waymarked hiking trails through the forests.
30 minutes from Tournon-sur-Rhône and the A7 motorway intersection. Valence TGV train station is 50 minutes away. Lyon-Saint-Exupéry international airport is 1½ hours away by car and Geneva is a 3-hour drive away.

In the words of Auguste-Perret “The least little cowshed in this region is an architectural feature”. Rural housing constitutes part of the landscape courtesy of its adaptation to the relief, to the ground and to the climate. This property, in true Ardèche tradition, comprises a main house to which has been added annex buildings, the old cowshed topped with its hayloft, a canopy and a bread oven, all set out around an inner grassy courtyard.
It stands at the end of a little road on the edge of the forest and extends over approx. 20 ha of meadows and woods. Equestrian facilities, including a riding arena, a lunge ring with horse loose boxes and a tack room, are laid out near the farm.

The ecological farm

Like a little hamlet, the various robust, sound buildings comprising this farm are constructed from stone. The slightly sloping roofs are covered with Roman tiles.
The house spans approx. 150 m² of living space over two levels. The attics that once stored wheat and chestnuts have been converted into three comfortable bedrooms. Fully renovated using ecological materials, this house still has all of its authenticity. A wide terrace extends in front of the entrance.

Ground floor
The entrance opens directly into a vast kitchen. A large farm table is installed in front of an impressive stone fireplace, fitted with a closed-hearth fire. The ceiling, with exposed beams, is worked with hemp fibre in the old-fashioned way. A bedroom, adjoining the kitchen, faithfully reproduces the farm layout of yesteryear. A wide passageway on a slightly different level, reached via two steps, leads to a lounge which communicates with a terrace looking down on the farm’s inner courtyard. A wooden stairway goes up to the floor above.
First floor
This level, laid out under the slopes of the roof, comprises three large bedrooms. The partitions are made from half-timbering filled with hemp fibre. The beams have been left exposed. A master bedroom has its own shower room. The two children’s bedrooms share another. This level also has a separate toilet.

The ecological holiday accommodation rental unit

This ecological holiday accommodation rental unit is laid out in a section of the cowshed and the hayloft. It spans approx. 90 m² over two levels and is enhanced with a wide wooden terrace. Spacious and comfortable, it has been constructed using nothing but ecological materials and has a solar-powered domestic hot water heater and wood-fired heating. The terrace, with a stairway going up from the garden as well as a panoramic view, extends in front of a vast room which is both the kitchen with a dining area and the lounge. A wood-burning stove, standing in the middle, heats the entire area. The wood used for decorating the walls enhances the ceiling beams and reinforces the feeling of well-being through the creation of a cosy atmosphere. Upstairs, two large bedrooms, with decoration worthy of a mountain chalet, share a shower room, comprising an Italian-style shower, as well as a separate toilet. This ecological holiday accommodation rental unit has “Gîte de France” classification.

The other outbuildings and the equestrian facilities

The outbuildings form an inner courtyard with the main house. A wide porch way features heavy wooden doors that open into the inner courtyard where a lean-to provides a covered area, spanning approx. 70 m². This could be closed, if so required, and converted into accommodation. It adjoins an old cowshed with its hayloft upstairs. A section of the cowshed is used as the ecological holiday accommodation rental unit whilst the remainder has now been converted into a workshop, spanning a floor surface area of approx. 50 m². Above this workshop, there is an area, also spanning 50 m², awaiting conversion. Two wooden doors provide access from the grassy courtyard to a covered terrace, looking out over the landscape. This area, an invitation to relax, is near to the bread oven, by the entrance to the vaulted cellars, over which the main house is built.
The equestrian facilities have been constructed, below the old farm, surrounded by a meadow. They comprise a lunge ring, a riding arena spanning approx. 20x18 m and a construction, spanning a surface area of approx. 75 m² which houses 2 horse loose boxes, an area for a blacksmith and a tack room. All these facilities are new.

Our opinion

This hamlet, standing on gently sloping land, looks out at the Alps on the distant horizon. Stone does not lie. The conversion works, using ecological materials, have simply brought the houses in line with their surroundings of meadows and forests. Sound, peaceful and invigorating. The commitment to simplicity in no way limits the warm character of the insides. The search for a more authentic lifestyle can be based on the work tool, composed of the ecological holiday accommodation rental unit and the equestrian facilities.
