Location

This peaceful property is in a countrified setting to the south-west of Tours, in the midst of the vineyards in the Touraine region, with its wealth of history and culture. This rural area with its varied landscapes, notably wooded valleys, has developed around the wine and tourist industries. It is part of a regional nature park, committed to the preservation of heritage and local resources. Chateaux, dovecotes, churches, presbyteries and ruins are dotted throughout the vines.

Description

This named locality is between two market towns on the outskirts of a renowned AOC vineyard, around a bend in a little country lane, looking out over vines.
This property was originally part of the outbuildings of an old 17th century chateau, once farm buildings, set out around a square courtyard, with a garden enclosed by old stone walls. It spans almost 2,000 m².
Not far away, an impressive old, hexagonal dovecote still bears witness to the size of the property at the time.
It is accessed on the road side via wide wooden gates, set between two stone pillars. Four stone buildings, laid out to form a harmonious quadrilateral around the courtyard, now a landscaped garden, were previously used as a beetroot store, a stable, a cowshed, a bread oven, a pigsty, a henhouse and a press-house.
This property includes two separate, detached, self-contained houses, one on the east side and one on the west side. Spanning approx. 200 m² each, they comprise 13 rooms, 8 of which are bedrooms. The old press-house, on the south side, has been converted into a large function room, overlooking a terrace and a heated swimming pool. The other outbuildings, on the north side, comprise a partially converted, long, traditional farmhouse, with an attic, a garden shed, a workshop and a double garage.
Three lots of major rehabilitation and restoration works, supervised by an architect, were required to provide this old farm building with its current appearance and level of modern-day home comforts.
The main residence, on the left-hand side, a long, impressive, stone and slate building, features roof dormers and tall chimney stacks, the alignment of which is interrupted by a taller projection.
The level of the terrace is broken at this point by old stone steps. A second corner flight of steps goes down to the cellar and the basement.
Opposite, on the other side of the wooded garden, the second house simply exudes character. Made of stone and topped with small flat roof tiles, it is an old section of the 19th century farm.
Set back on the right-hand side, a little section of the building is preceded by a delightful little paved courtyard.
It is followed by the farmhouse, some 40 m long and set at right angles. Once a farm outbuilding, it is made of stone with small flat roof tiles. Its openings are all of different, sometimes original shapes. Inside is a garden shed, a workshop, a garage, three small rooms and a bread oven. A large attic runs its full length upstairs.
Straight on, at the end of the property, is the old farm’s press-house. A tall stone building with a large opening, it has been turned into a function room, spanning approx. 90 m², with a bar, a kitchen, stone walls and floor, exposed beams, a mezzanine with a games room, a storeroom as well as bathroom and toilet facilities. Also in this area are a machine room, a terrace and a swimming pool. The press-house’s old press cage and screw have been preserved.
On the right-hand side is a lean-to. On the left, a stone wall features a small wooden gate which provides access to a country lane, surrounded by lush greenery.
In the midst of the property, a pleasant landscaped garden comprises lawns, flowering bushes, various species of trees, hornbeam hedges and multi-coloured rosebushes.

The main house

The main house extends along most of the left-hand section of the courtyard. Spanning more than 200 m² of living space over a ground floor and an upstairs, with some sloping ceilings, this former wing of outbuildings is the oldest section. It has been fully renovated in keeping with its authenticity. The roof of this stone building is completely covered with slate, as are the other adjoining roofs. It comprises a total of two reception rooms, a kitchen, a dining room, four bedrooms, three shower rooms and a toilet.
On the ground floor, preceded by a wide terrace, a first entrance via a glazed door opens into a fitted kitchen which is also the dining room. Spanning almost 35 m², it features stone walls and exposed ceiling beams. A grill is incorporated into the fireplace.
It is followed by a toilet and the stairway going upstairs.
Opposite, a large reception room, spanning almost 40 m², has stone walls, exposed ceiling beams, terracotta floor tiles and a stone fireplace. Double doors, glazed with small panes, open on to the garden.
This is followed by a hall area with a cupboard, a bedroom, with parquet flooring and a marble fireplace, and, at the end, a tiled bathroom as well as a small mezzanine and a toilet.
The upstairs has parquet flooring throughout. A landing provides access to a large, 30 m² lounge, currently used as a study. The original ceiling beams are impressive. A small hall area then leads to two bedrooms, with the roofing framework exposed, a bathroom with a toilet, a small bedroom or study as well as a separate toilet, a cupboard and a cloakroom.
The basement comprises a tiled laundry room, a cellar with bottle racks and a packed mud floor.
A door leads directly out to the garden.
Some period features involving the walls, ceilings and the floors such as tiles and old flagstones, freestone and exposed beams have been meticulously restored in keeping with their authenticity.
This house, with its modern-day home comforts, is in an excellent state of repair.

The second house

This old, 19th century farm building stands facing the main house. Constructed from stone and small flat roof tiles, it spans almost 170 m² and has been completely renovated into a totally independent house.
It comprises a total of one reception room, a kitchen, four bedrooms, two shower rooms and a toilet.
Double glazed doors on the garden level open into a reception room, spanning more than 40 m², with exposed ceiling beams and a stone fireplace.
A large, 20 m², fitted kitchen, on the right-hand side, has exposed ceiling beams and floor tiles. A wooden stairway going upstairs is followed by a hall area with a cupboard, a shower room and a toilet. The floors are tiled.
Next comes an independent studio flat, comprising a bedroom on a mezzanine, and a small glazed door providing access out on to the delightful paved courtyard.
The upstairs includes a landing, a hall area with terracotta floor tiles, three bedrooms with parquet flooring, a bathroom and a toilet.

Our opinion

Freestone has been used to enhance quoins, cornices, architraves, the voussoirs of arched openings as well as chimney breasts and mantels. Terracotta floor tiles bear the patina of time. The original roofing frameworks are impressive. The layout of the buildings creates privacy which is strengthened by their countrified surroundings. Both houses are separate from one another and have been restored in keeping with their authenticity. A family would find this property extremely comfortable. A hotel and catering activity could make good use of the additional and interesting floor surface areas.
