This property stands in the midst of Brittany’s Côtes-d’Armor countryside, near to Lake Guerlédan, on land that is part of a small commune with less than 1,000 inhabitants. It is close to all shops as well as primary and secondary schools. The N164, providing a 90-minute link to Brest and Rennes, is nearby, without causing the slightest nuisance. This property is in a hamlet, the immediate surroundings of which are composed of forests, meadows and farmland.

Description

This hamlet, just a few minutes from the market town, to which it belongs, can be reached via little country lanes. This old rehabilitated farmhouse stands on the outskirts of the hamlet. Its outbuildings comprise a converted guest house, a garage and a shed. This property also includes 4.7 ha of gardens and a total of three untenanted meadows, each spanning more than a hectare. The buildings are close to one another but not adjoining.

The farmhouse

This building, constructed from local quarry stone blocks in 1870, spans approx. 170 m² over two levels. Facing south, it is topped with a slate roof. It was renovated about ten years ago.


Ground floor
The ground floor comprises a living room, with a fireplace, exposed ceiling beams and its original flagstones, a study, with a closed-hearth fire, and a bedroom, with a shower room, all connected via a corridor. An extension on the west side houses a kitchen.
First floor
The first floor is reached via a stairway in the living room. Two bedrooms, laid out in the attic space, span 31 and 18.5 m². One of them is reached via a corridor which also leads to a bathroom and a dressing room area.

The guest house

This guest house, set at right angles in relation to the first building, stands a few metres to the south. Also renovated, it spans almost 100 m² over two levels. It comprises a living room, a large kitchen and two upstairs bedrooms.


Ground floor
A kitchen and a living room, with a closed-hearth fire, take up this level. A small private terrace is to be found at the back of the house.
First floor
A landing provides access to two bedrooms and a shower room, all laid out in the attic space.

The other outbuildings

These other outbuildings include a shed, ideal for storage purposes, as well as a garage.

Our opinion

Wood and stone take pride of place here, stone walls, age-old flagstones and fireplaces as well as wooden ceilings and exposed roofing frameworks. It has been renovated throughout. The guest house could be rented as a holiday accommodation unit. The gently sloping land provides views of the distant horizons. The three meadows are but waiting to welcome horses, for which it would be easy to add the necessary facilities.
