Location
The property is located in the countryside, three kilometres from the centre of the village of Cogolin. Surrounded by forests, vineyards, pine trees and cork oaks, it is a starting point for many hiking trails.
The nearest seaside resort is 8 km from here, the most famous being Saint-Tropez, 12 km away.
The city can be accessed by TGV (Les Arcs station is forty-five minutes away), by plane (Toulon airport is fifty minutes away) or by road (the A57 motorway junction is a 35 minute drive).
Description
The main house
A few steps lead to the main entrance of the house, built on two levels. The reception rooms are located on the first floor; the bedrooms on the lower floor.
Ground floor
The spacious hallway leads to the kitchen and a large living room. The entire floor of this level is marble. The ceiling, with its solid beams, is a reminder of the house's respectable age. The pure Provençal style kitchen also opens onto the living room. Here, the light pours in through three straight windows, one of which opens onto the terrace. A very large fireplace gives the property a very rural and, at the same time, quite refined character. The outside terrace of approximately 48 m², topped by an awning, offers an unobstructed view of the Massif des Maures mountain range.
Lower Level 1
This floor comprises three quite bright bedrooms facing south-west to north-west. Each has its own bath or shower room. A large corridor serves the bedrooms and a toilet and leads to the upper floor of the gîte.
The gîte
Built on two levels, it has an independent entrance via the garden which is totally secluded and covers approximately 600 m². A connecting door to the main house allows the gîte to be linked to the main house, if required. It has been completely renovated and features a particularly careful and refined decor. The south-east facade, topped by a simple spandrel roof, has six straight windows with solid shutters. An extensive covered summer kitchen (48 m²), a genuine living space, located on the garden level, is installed under the terrace of the main house, and also benefits from the beautiful view.
Garden level
The kitchen, sober and practical, is open to the living room / dining room, and faces the garden. The rear kitchen offers ample additional storage space. A staircase leads from the back of the room to the bedroom on the upper floor or to the main house. A vaulted bedroom with a marble floor and balanced proportions follows. The layout of the room, with large old shutters converted into cupboard doors, and the wall recesses used as shelves, contribute greatly to this harmony. The bedroom, with its own shower room and toilet, opens onto the covered terrace.
First floor
The bedroom is very bright. A large bathroom is attached. It has two straight windows allowing an private view of the garden.
The outbuildings
The outbuildings comprise a vaulted cellar, a wood shed, a utility room and a barn. The barn is located at the western end of the building. With a surface area of approximately 70 m² spread over two levels, it offers a large storage capacity and even a potential extension. The utility room, located to the north of the property, would be perfectly suited as the pool house. Planning permission has been granted for a swimming pool.
Our opinion
What a change of scenery! A true country atmosphere, with all amenities within easy reach. The place is a haven of greenery, at the end of the world, far from the main roads, in the middle of nowhere, and yet so close to Saint-Tropez. The hamlet is at the same time reassuring for those who do not wish to be completely isolated.
A property that would be ideal for a large family, or for those wishing to start a gîte or B&B activity.
