80 km from Paris, the village is set in countryside with a landscape of plains dominated in the distance by Chartres cathedral. The historic town now covers a part of the Beauce region as a result of its tourist appeal and its dynamism.
The village also benefits from the proximity of all the shops and amenities in the little towns of Voves and Auneau, both 15 km away with 55-minute RER regional train links to Paris.


This property is emblematic of the small farms that were built over the years in the villages on the fertile land of the Beauce region.
An old, recently renovated farm, it stands on the corner of two streets, very near to the church square. Its three buildings are constructed from quarry stone blocks, rendered in such a way as to leave the stone exposed, and topped with tile roofs.
A porchway, with dressed stone framing, gives access to the old courtyard, now transformed into a garden, delimited by the buildings. With its gable on the street and its facades looking out over the gardens, the main house stands facing a first barn, comprising a closed section, in use as a storeroom, and an open section, forming a large, covered, outside area. This first barn is followed by a second, much taller and much bigger barn which, opening on to both gardens, has through views.

The house

The garden level:
The entrance hall leads, on the road and garden sides, to a kitchen, a bedroom, a shower room and a toilet.
The kitchen features old terracotta floor tiles as well as some wonderful wooden units. The work surfaces and part of the walls are covered with pearly-white mosaic zellige tiles.
The first bedroom, with parquet flooring, communicates with a shower room and still has its grey marble fireplace.
On the garden side, the entrance hall, a dining room and a lounge form one large, through area, where only a little section of the old half-timbered partitioning still remains. The floor is covered with terracotta tiles, whilst a cast iron and white ceramic wood-burning stove enhances the lounge area.
Reached via the lounge, a second, good-sized bedroom looks out over the garden. It has parquet flooring and was recently fitted with stylobates. Communicating with the bedroom is a shower room which also features mosaic zellige tiles, this time in an elegant dark colour.

The upstairs:
A straight stairway goes upstairs from a small, secondary entrance hall, reached either via the lounge or via the main facade of the house.
This level has also been fully renovated and has a water supply point. It is currently laid out as one, big open space, featuring the exposed roofing framework. It awaits some finishing works and could easily be laid out in a different manner.

The small barn:
Having also undergone meticulous restoration works, this small barn comprises a closed area, illuminated via a window overlooking the street and currently in use as a storeroom. It also includes a vast, covered, open space, revealing its exposed roofing framework. The floor is covered with terracotta bricks throughout.

The big barn:
This barn, constructed on a square base, is extremely tall. Its walls, roofing framework and roof are remarkably well-preserved. Two large openings, including a stable door, bear witness to its former farming vocation and visually link the two sections of garden.

The garden
Just like a priest’s garden, this one is steeped in old-fashioned good sense and charm. Flowers, herbs and fruit trees, mixed with boxwood, make this a fragrant haven.

Our opinion

This property, protected to the rear by its walls, has been fully restored and perfectly maintained. Like a cosy little haven around a garden exuding old-fashioned charm, these premises still have all of their authentic character. The vast barn awaiting conversion is enough to fuel the most inventive imaginations. This property would, for example, lend itself beautifully to the creation of an artistic activity.
Its tranquillity and refinement are but an invitation to relax and to appreciate simple pleasures such as the fragrance of the roses in the garden or moments of conviviality, extended under cover of the small barn as night falls.
