The “Seine-et-Marne golden triangle” is a group of villages and market towns in the centre of this large, French department. All major towns are within easy reach.
Fontainebleau, its palace and its lively way of life, even at night. Provins, a remarkable medieval town classified as a World Heritage site by Unesco. Melun, 30 minutes from the centre of Paris (renowned schools, law university). Coulommiers, its market and its small town centre, its shopping streets. Monterault, with its historic past featuring Napoleon, and not forgetting Chessy-Marne-la-Vallée, Eurodisney, its TGV train station and its shopping centre (Val-d'Europe).
The little commune in question has remained authentic and is but 7 km from Nangis, a small town with all amenities including a train station with 45-minute links to Paris-Est.


This traditional, long farmhouse stands in the middle of landscaped parklands, 1,953 m² of which are classified as building land, enclosed by fencing and concealed by a trimmed hedge. The property is accessed via a gateway with remote-controlled entrance gates. It is bordered by meadows, where sheep graze, fields and a little, quiet street. The L-shaped building has been meticulously renovated in keeping with the authentic aspects of local architecture.

The house

This traditional Briarde house, spanning two levels, has a lower section, set at right angles. A wide, picture window has been installed in place of an entrance to what was a cowshed. Hanging windows were previously used for passing hay into the attic space where it was stored. All the doors and windows are fitted with outdoor shutters which, being white against the grey stone, enhance the facades.
The roof covered with flat tiles was completely redone 7 years ago, together with the insulation, a 30 cm thick layer of rockwool, double-glazing throughout in keeping with the period door and window frames as well as the local stone facades.

Ground floor
An entrance hall, with terracotta floor tiles, is set in the longest facade of the “L”. A lounge which opens on to the garden, a through study, the French windows of which (on courtyard and garden) let in copious amounts of daylight, a ceiling featuring exposed beams and joists. A large room (artist’s studio) with a superb 7.5 m high ridge. This room, luminous courtesy of its wide openings (French windows), is enhanced by a monumental, Fontainebleau stone fireplace and polished concrete flooring, overlooked by a mezzanine. A dining room with a fireplace fitted with a closed-hearth fire, in good working order, a wash-hand basin and a cupboard, an old fitted kitchen. An open-plan, back kitchen and a linen room, a toilet.
In the section set at right angles, a through, master bedroom, with strip pattern, oak wood parquet flooring, a ceiling featuring exposed beams and joists, a private bathroom with floor tiles, a bath, an Italian-style shower and two wash-hand basins. The room is bright courtesy of two windows. A separate toilet.

First floor
A landing on the mezzanine extends into a corridor, leading to two bedrooms, with parquet flooring, a tiled shower room with a shower and two wash-hand basins, a toilet, a dressing room and an attic.
The section set at right angles is lower and, therefore, its attic space (above the master bedroom and its shower room) cannot be converted.

The garage

A garage adjoins the house. Closed, its surface area spans a total of 25 m², 10 m² of which is used as a boiler room (oil-fired boiler and oil tank).

Our opinion

A place intended for creation and art as is proved by the spacious room, with its mezzanine and a very high ridge, especially as it is steeped in light. It was here that the previous owner, a renowned painter, created his works of art, some of which resulted in his winning the “Prix de Rome”.
This very plain, traditional Briarde house does not immediately appeal to visitors who have to be particularly sensitive to or have a taste for discretion and subtle impressions because the features characterising this house are its rooms and the light illuminating them. It goes without saying that many vocations can be envisaged and that the proximity of Paris is a real asset.
