This property is 140 km from Paris, in the Centre-Val-de-Loire region, where the borders of Yonne and Loiret meet. 2 km from a large market town, with 2,300 inhabitants as well as shops, and 15 km from a train station with 1-hour links to Paris. The Gâtinais is a peaceful region with gently undulating countryside. The architectural charm throughout the area, with mills and wash-houses, half-timbered houses, chateaux and manor houses, still bears witness today of the society of bygone days.


It is reached via a little country lane. The residence

The central building is flanked by two symmetrical pavilions. The stone facades are rendered and all the openings are framed with dressed stone. The slate roofs feature several skylights. The chimney stacks are made of brick.

Ground floor
This level spans approx. 157 m². A vast entrance hall provides access to both sides of the residence. It houses a study and an oak wood turning stairway. On the right-hand side are three rooms, two of which intercommunicate: a lounge, with a brick fireplace and exposed ceiling beams, a library and a music room. On the left-hand side are a dining room and a corridor which leads to a pantry and a fitted kitchen as well as to a vestibule, housing the back stairway. The floors are covered with parquet flooring, ceramic tiles or tiling.
First floor
The mezzanine comprises a toilet with a wash-hand basin. Spanning a floor surface area of approx. 140 m², the landing room houses large cupboards. Two corridors provide access to all the rooms. On one side are four bedrooms, with wash-hand basins, a shower room with a toilet as well as the back stairway. On the other side are three bedrooms, a bathroom with a toilet and a shower room with a toilet. Most of the floors are covered with strip pattern parquet flooring. The walls are painted or lined with wallpaper. Bathrooms are tiled.
Spanning a floor surface area of approx. 100 m², this level comprises two large rooms, a games room and a study, as well as three small bedrooms. The two large rooms have parquet flooring, panelled walls and exposed beams.

The guest house

This rendered, stone guest house spans a floor surface area of approx. 189 m² over three levels. All the openings are enhanced with brick framing. The roof features hanging roof dormers and its two slopes are covered with interlocking tiles. Following on from the central building, a garage and a workshop span a surface area of approx. 70 m².

Ground floor
This level comprises a living room, a kitchen, a veranda, a bathroom with a toilet, a storeroom and three small rooms.
First floor
This floor is taken up by two large bedrooms.
The attic space is fully insulated and heated. A little landing room precedes a toilet, with a wash-hand basin, a large bedroom and a storage room.

The outbuilding

This rectangular building is constructed from rendered stone and topped with a hip slate roof. Spanning a surface area of approx. 228 m², it comprises a lean-to, a horse loose box, storage areas, a barn and stables.

Our opinion

At first glance, would-be buyers are filled straightaway with a desire to purchase this vast, unpretentious, authentic residence. Its sober exteriors are extensive. The interior appears familiar immediately courtesy of the wood on the ceilings and the floors, the floor tiles as well as the large windows which show the abundant verdant surroundings as numerous paintings. This property is full of potential which is also due to the guest house and to the outbuilding. Works have already been carried out and budding gardeners will have tremendous fun.
