In Baden, a town with 4000 inhabitants on the Gulf of Morbihan, facing Ile-aux-Moines (Monks’ Island) and equidistant between Auray and Vannes. Baden, within easy reach of main road and rail networks (20 minutes from Vannes train station with its 2½ hour links to Paris), still has a very pleasant lifestyle. All amenities (including a sailing school) are but a few minutes away; a bus stop is also nearby.


This property, just a few minutes from Baden town centre, stands in a very quiet hamlet. It has two entrances off of the street. The first provides access via a gateway to an area, planted with flowers and trees, leading to the front door of the main house. The second, lower down, is a parking area leading, notably to a garage, topped with the outbuilding’s living accommodation. Behind the main building is a garden laid out with a swimming pool, a shed housing the pool machinery, a covered area facing the swimming pool as well as a hut on the heights of the garden.

The main house

This main building dates from the late 18th century. Built of quarry stone block and topped with a slate roof featuring triangular pediment roof dormers, it spans approx. 260 m² of living space over two levels.

Ground floor
The entrance hall provides access, right, to the main room of the house which is divided into two sections: a lounge, with a closed-hearth fire, and a dining room area on a lower split level. The ceiling features exposed beams and the floor is covered with travertine stone tiles. The east and south sides are extended to incorporate a small lounge as well as a veranda. A kitchen, spanning approx. 10 m², is on the west side. The entrance hall also provides access to a master suite comprising a bedroom, a bathroom and a dressing room. A laundry room and a toilet complete the ground floor.
First floor
The first floor comprises two separate sections. Straight on from the entrance hall, a stairway goes up to a study on a mezzanine, spanning approx. 25 m². A second stairway, further to the south, goes to a corridor which leads to three bedrooms, one of which has a dressing room, as well as to a bathroom and toilet.

The outbuildings

The outbuildings include a guest house, a swimming pool, a shed housing the pool machinery, a covered area as well as a hut on the heights of the garden.

Guest house
This building comprises a self-contained flat above a garage and a wine cellar. Reached via an outside stairway, said flat includes a bedroom, a living room with an open-plan kitchen, a bathroom and a toilet.
Garden shed
This shed houses the pool machinery.
The swiming pool
The pool measures 6x12 m.

Our opinion

The diverse aspects of the masonry with its quarry stone blocks and its arched stone framing, the various shapes of the openings, the different levels and the layout of the house reinforce the pleasant appearance of this rustic property. A certain refinement has been chosen for the renovated and comfortable interiors, whilst a first-class swimming pool is an additional asset in the garden. The ever beautiful Gulf of Morbihan is just a stone’s throw away.
