A house with 4,500 m² of grounds in Barbizon
just 45 minutes to the south of Paris
Barbizon, SEINE-ET-MARNE ile-de-france 77630 FR

Location

The French capital which is but some 50 km away can be easily and directly reached via the A6 motorway.
On the edge of Fontainebleau Forest, 10 minutes from the town, Barbizon is renowned worldwide for having attracted and sheltered numerous painters as of the 19th century. It became home to the first landscape artists, pioneers of the impressionist movement, when they found an inexpensive inn, Auberge-Ganne, where they were free to work, laugh, sing and discuss things together. The famous “Barbizon School” was founded. It is still possible to visit J.F.-Millet’s studio or to find the rocks painted by Camille-Corot.
The main street, lined with elegant residences, has some very good restaurants and galleries as well as local shops.

Description

This property is in a highly residential district. It is reached via a private street, on the edge of the forest, just a few minutes’ walk from the centre of the village.
Remote-controlled gates open on to a paved driveway that leads to the house. An old wall, on the right-hand side, marks a visual separation.
An outbuilding, very close to the residence, houses a workshop. A little further away stands a loose box able to accommodate two horses.
The forest borders the end of the grounds. It can be directly accessed via a wicket gate.

The house

This house dates from 1968. The facades are rendered, some being half-timbered to match the Anglo-Norman architecture of the old neighbouring residences. The roof is covered with terracotta tiles. It is composed of two sections of different levels: one housing the living rooms and the other the bedrooms.
It spans a total of approx. 250 m² of living space over three levels.

Ground floor
This level comprises an entrance hall, with a toilet and cloakroom, which leads, straight on, to a fitted kitchen, followed by a boiler room and, right, to a lounge, spanning approx. 58 m². This large room has a cathedral ceiling, featuring a central pillar composed of an impressive brick fireplace, delimiting two different areas. A wide picture window opens on to a terrace. It precedes a bedroom, with a dressing room, a shower room, with a toilet, and a cupboard.
First floor
This level includes a large mezzanine, laid out as a study, looking down on to the lounge. It provides access to a bedroom, with a bathroom and toilet, followed by a second bedroom. A spiral stairway goes to the top floor.
Second floor
This floor comprises a large bedroom, under the rafters, illuminated via arched skylights.

The outbuilding

This building spans a ground surface area of approx. 60 m². It houses a workshop, a 2-car carport and an attic that could be converted.

The horse loose box

The wooden horse loose box at the back of the house, on the forest side, can accommodate two horses.

The grounds

The grounds, spanning a surface area of approx. 4,500 m², are planted with various species of mature trees such as this majestic oak tree, providing a preview of the adjoining forest.

Our opinion

Visitors to Barbizon, so near to Paris, immediately understand the painters’ attraction for this countrified area, with its forest, which exudes a very special light. This property is in a first-class setting. Everything is already in place for new owners to give free rein to their imaginations and convert it to suit their own personal tastes for a variety of projects. For instance, the workshop could become an artist’s studio or be transformed into living space. The grounds, including the horse loose box, are but waiting for horses in anticipation of long rides through the forest.
